For the settlement of the proceeds from the sale of real estate, the bank may notably request a copy of the deed of sale, a copy of the deed of purchase and supporting documents relating to the financing of the investment.

This question therefore deserves to be prepared before signing the sale with the bank, the notary and, if necessary, the Exchange Office or a competent advisor.

Taxation: Don't wait until the sale to start thinking about it

A property sale may result in capital gains tax depending on the situation of the seller and the property.

The General Tax Code 2026 provides that the taxable land capital corresponds, in principle, to the difference between the sale price — reduced where applicable by the sale costs — and the acquisition price plus the acquisition costs allowed by the tax rules.

Exemptions, minimum taxes, and calculation methods vary depending on the specific circumstances. Therefore, it is advisable to request a simulation from a qualified professional before finalizing the expected net selling price.
