Buying a riad in Marrakech is not comparable to buying a typical apartment or villa. A riad is simultaneously a property, an architectural feature, a location within the Medina, and sometimes a true piece of heritage.
Central patio, fountain, zellige tiles, carved wood, terraces, period features: the elements that give these homes their charm can also make them difficult to compare. Between a riad in need of renovation and a high-quality restored residence, the price differences can be considerable.
How much does a riad cost in Marrakech?
A market survey published in August 2026 places a large portion of the Medina's housing stock between approximately 1.5 and 8 million dirhams. However, exceptional properties can significantly exceed this price range.
This budget corresponds in particular to a portion of the assets that still require work or offer simpler services.
Here we enter an offering where the quality of food, location and services take on increasing importance.
Large surface areas, highly sought-after location, outstanding catering or high-end operation can lead to prices well exceeding one million euros.
🕌 What truly makes a riad valuable?
In the Medina, two properties of the same size can have very different values. The reason is simple: a riad is not defined solely by its square footage.
Its architecture, the proportions of the patio, the quality of the old elements, the number of bedrooms, the terrace, the accessibility, the brightness and above all the quality of the renovation can profoundly change its positioning.
The location within the Medina also matters. A few extra minutes on foot, proximity to a gate accessible by car, or conversely, a location in a very secluded alley can be perceived differently depending on the buyer's plans.

🔨 Riad to renovate or restored riad?
A lower purchase price does not necessarily mean a less expensive project.
A riad in need of renovation may require significant work: structure, waterproofing, roof terrace, networks, plumbing, electricity, joinery, plastering, zellige tiles, air conditioning or interior redistribution.
Conversely, a restored property with suitable materials, quality workmanship and contemporary equipment may justify a significant premium.
Therefore, we must consider the overall cost of the project : purchase price + fees + work + furniture + any costs related to the future use of the property.
Riad, private residence or guesthouse: three different projects
🛎️ Buy a riad to turn it into a guesthouse
The idea may seem appealing in Marrakech, but buying a riad and running a tourist establishment are two different things.
The presence of several bedrooms or a beautiful terrace does not automatically mean that a property can be operated as a guest house.
Before purchasing, it is therefore advisable to have the necessary permits, the conformity of the building, the safety rules, the status of the operation and the administrative obligations applicable to the planned project checked by competent professionals.
Potential profitability must also be studied based on realistic accounts: acquisition price, works, personnel, maintenance, marketing, occupancy and taxation.
What should you check before buying a riad in Marrakech?
⚠️ The price per square meter of a riad should be interpreted with caution
A small, consistent survey of nine riads for which the advertised price and living area were simultaneously available in August 2026 revealed values ranging from approximately 14,100 to 36,600 DH/m².
The median of this sample was around 24,250 DH/m², or approximately €2,230/m² or US$2,520/m² according to our indicative conversion rate.
But nine properties obviously do not constitute an official statistic for the entire Medina. The value of this survey lies elsewhere: it shows the range of values and serves as a reminder that a renovated riad, a property for sale, and a heritage home cannot be compared mechanically.
