Eligibility Criteria for Publishing

Thresholds, accepted properties and quality requirements for publishing on the Charming Properties portal.

Propriétés De Charme is a platform dedicated to luxury and characterful real estate. Only listings that meet our selection criteria are accepted for publication.

1 Publication thresholds by transaction type
  • Sale price: €600,000 minimum
  • Residential rental: €5,000/month minimum
  • Holiday rental: €3,000/week minimum

These thresholds guarantee a consistent level of quality, in line with the spirit of the portal and the expectations of our clientele.

2 Items not accepted
  • Off-plan sales and new real estate programs — these properties do not, in principle, correspond to the editorial line of the portal, which is oriented towards existing properties of character and prestige.
  • Computer-generated images — only authentic photographs are accepted for properties shown with photos.
  • Off-market advertisements — by nature confidential, they can be presented without a photograph of the property, in particular by means of a logo or a generic image of the advertiser.
  • Main photo not representative — the cover image should reflect the property itself, when a photograph is provided.

The Site freely assesses, on a case-by-case basis and at its sole discretion, the compliance of any advertisement with these criteria and its editorial policy, regardless of the category under which it was submitted by the advertiser or the transmission method used (manual entry or automatic upload via gateway). It reserves the right to refuse or deactivate, at any time and without prior notice, any advertisement that does not meet these criteria, without affecting the current contract or the number of advertising spaces purchased, and without any compensation being due.

4 Requirements for the quality of photographs

Photographs must accurately represent the property, with a clear and professional image. Any photo that does not meet the portal's standards may result in refusal to publish or a request for replacement before it is posted online.

5 Types of advertisers accepted
  • Professionals in France — real estate agencies, agents, notaries and lawyers specializing in luxury
  • Professionals abroad — advertisers authorized to offer luxury goods in their country of origin
  • Private owners — listings accepted after property evaluation by our team, according to the same thresholds as for professionals
