Luxury real estate in Marrakech: where to buy?

Palmeraie, Hivernage, Guéliz, Médina, Agdal or golf estates: Marrakech offers several prestigious real estate markets, with very different lifestyles and price levels.

Where to buy luxury real estate in Marrakech? The answer depends less on a ranking of neighborhoods than on the buyer's specific needs. A villa surrounded by a vast garden in the Palmeraie, a contemporary apartment in Hivernage, a pied-à-terre in Guéliz, or a riad in the heart of the Medina each cater to profoundly different expectations.

Marrakech has this particular characteristic: several high-end markets coexist within the same destination. To choose, one must compare the location, the type of property, the quality of construction or renovation, accessibility, amenities, and intended use.

Updated: September 2026. The price ranges presented in this guide are market benchmarks based on professional observations and real estate listings published in 2026. They do not constitute an official rating or an individual valuation of a property.

What sectors are in demand in Marrakech?

Market studies published in 2026 converge on several major areas: Hivernage and Guéliz for the modern city, Palmeraie and golf estates for villas, Médina for riads and Agdal for a more recent residential environment.

💱 Price information: We are using the Moroccan dirham as our reference currency. To assist our French and international readers, amounts are also approximately converted into euros and US dollars. Reference used in this update: 1 MAD ≈ €0.0919 ≈ US$0.1039. Conversions are rounded and subject to change based on exchange rates.

🌴 Palm Grove

≈ 22,000 to 38,000 DH/m²* ≈ €2,020 to €3,490/m² • ≈ US$2,290 to €3,950/m²

The Palmeraie embodies one of the best-known images of Marrakech luxury: villas, gardens, swimming pools, generous plots and an environment that is more open than in the city center.

But the price per square meter must be handled with care: the value of a large property depends heavily on the land, its location, the building, the condition and the amenities.

✨ Wintering

≈ 18,000 to 26,000 DH/m²* ≈ €1,650 to €2,390/m² • ≈ US$1,870 to 2,700/m²

Hivernage is one of the major premium areas of the modern city. High-end hotels, restaurants, residences and proximity to the center make it a sought-after address, particularly for luxury apartments.

The newest programs or particularly high-quality services may be positioned above the general ranges.

🏙️ Guéliz

≈ 14,000 to 22,000 DH/m²* ≈ €1,290 to €2,020/m² • ≈ US$1,450 to €2,290/m²

Guéliz represents the urban and contemporary side of Marrakech: shops, restaurants, services, and apartments. It is particularly suitable for buyers who wish to maintain a very urban lifestyle.

In this area, the street, the floor, the terrace, the parking, the noise and the quality of the condominium can create significant differences in value.

Profile: pied-à-terre • apartment • urban living

🕌 Medina

≈ 8,000 to 40,000 DH/m²* ≈ €740 to €3,680/m² • ≈ US$830 to €4,160/m²

The very wide price range is logical: a riad requiring heavy renovation cannot be compared to a carefully restored property in a desirable location.

Mouassine, Bab Doukkala or other sectors of the Medina can present very different values depending on accessibility, architecture, condition and quality of renovation.

Profile: riad • heritage • property with character

🌿 Agdal

≈ 11,000 to 17,000 DH/m²* ≈ €1,010 to €1,560/m² • ≈ US$1,140 to 1,770/m²

Agdal offers a different perspective on Marrakech, with more recent residences and programs, as well as proximity to several major facilities and city thoroughfares.

The area may be suitable for a residential project or for a buyer looking for an alternative to Hivernage and Guéliz.

⛳ Amelkis and golf courses

Market to be analyzed property by property Villa • grounds • golf course • gated community

Golf resorts like Amelkis or Al Maaden represent a specific market. Golf views, course size, architecture, swimming pool, orientation, and overall quality of the resort can all be deciding factors.

For these properties, reducing the analysis to a simple average per m² can be particularly misleading.

🌴 Palmeraie: the villa and the space above all

For many international buyers, the Palmeraie remains associated with the image of the grand Marrakech estate: villa, swimming pool, garden, calm and privacy.

This image should not, however, obscure the extreme diversity of the sector. Two villas with comparable living space can have very different values depending on the land, access, immediate environment, age of the building, amenities and architectural quality.

That is why we dedicate an entire page to the market for villas and estates in Marrakech.

🕌 Medina: buying a riad is a project in itself

Buying in the Medina is not simply choosing a different neighborhood. The riad constitutes a specific real estate typology, with its architecture, patio, terraces, history and sometimes constraints of access or renovation.

The difference between a property in need of renovation and a high-quality restored riad can be considerable. Therefore, the size alone is not enough to determine its value.

The legal status, land situation, permits, quality of work and intended use must be examined with competent professionals before any acquisition.

Which neighborhood should you choose based on your project?

🌴 Large villas in Palmeraie and surrounding areas are naturally worth considering when looking for space, gardens and swimming pools.
✨ Hivernage luxury apartment is one of the main references for premium urban real estate.
🏙️ Life in the city centre of Guéliz is more suited to an urban lifestyle, close to shops and services.
🕌 Heritage The Medina responds to a search for character, architecture and historical atmosphere.
⛳ Golf Amelkis, Al Maaden and other estates cater to buyers seeking villas and a golf environment.
🌿 Residential areas Agdal, Targa and some peripheral areas may correspond to projects more focused on everyday life.

Before buying a luxury property in Marrakech

Defining the actual use of the property: Main residence, pied-à-terre, secondary residence, rental or professional project do not necessarily lead to the same neighborhood.
Visiting the environment at different times: Traffic, noise, accessibility and activity can change significantly between day and night.
Examine the land and the title. The legal and land situation must be verified before committing.
Inspecting the building: A beautiful presentation does not replace an examination of the construction, installations, maintenance and any necessary work.
Comparing truly comparable properties: Apartment, riad, villa and golf property follow different valuation logics.
The overall cost must be included in the budget: Acquisition, fees, any necessary work, maintenance, charges and management.

⚠️ Why price per square meter isn't enough in the luxury market

A prestigious property can be enhanced by elements that statistics do not easily capture: large plot of land, remarkable architecture, mature garden, view of the Atlas Mountains, privacy, swimming pool, quality of materials or a particularly rare location.

Conversely, a high price per square meter is not automatically synonymous with exceptional quality.

Market ranges are therefore a starting point for understanding Marrakech, never an automatic valuation of a property.

🌍 Buying in Marrakech when you're a foreigner

Marrakech has long attracted an international clientele. However, buying property abroad requires careful verification of the property's status, title, payment terms, and the rules applicable to the buyer.

These questions deserve a separate guide: they should not be summarized in a few lines in a presentation of the districts.
