The current market shows considerable range. A residential villa, a golf property, and a multi-hectare estate in the Palmeraie obviously cannot be placed in the same category.

🌴 Palmeraie: from villas to veritable estates

The Palmeraie remains the emblematic area of ​​large estates in Marrakech. But behind this name lie extremely different types of properties.

A survey of active listings carried out in September 2026 lists more than 140 villas and shows a median asking price of approximately 25.1 million dirhams, or approximately €2.31 million or US$2.61 million.

This figure should absolutely not be interpreted as "the price of a villa in the Palmeraie". The offer includes villas that are significantly less expensive, as well as properties and palaces reaching tens of millions of dirhams.

For prestigious estates, the size of the park, mature trees, privacy, access, architectural quality, outbuildings and overall condition become decisive factors.

Where to look for a luxury villa?

La Palmeraie is primarily aimed at buyers looking for space, greenery, a swimming pool and a certain distance from the intensity of the city centre.

⛳ Amelkis

Market frequently observed around 6 to 15 million MAD* ≈ €550k to €1.38m • ≈ $620k to US$1.56m

Amelkis is one of the main markets for golf villas in Marrakech. Active listings currently show many properties priced around 8 to 11 million MAD, but also properties exceeding 15 or 20 million MAD.

The location facing the golf course, the view of the Atlas Mountains, the size of the land and the quality of the villa explain some of these differences.

⛳ Al Maaden

Al Maaden combines villas, golf, and a residential environment. As in Amelkis, the price depends less on a municipal average than on the exact location of the property within the estate.

⛳ Amelkis and Al Maaden: why are golf villas so attractive?

Golf estates offer a different kind of luxury than the Palmeraie. Buyers often seek an organized, landscaped, and secure environment, with access to the golf course and reasonable proximity to the city.

In Amelkis, the advertisements observed in 2026 show a very wide range: several villas are offered around 8 to 11 million MAD, while larger properties or those on the front line of golf exceed 15, 20 or even 30 million MAD.

This dispersion confirms an essential rule: the name of the estate is not enough to determine the price. Two villas located a few hundred meters apart can differ greatly in terms of their plot size, view, architecture, and condition.

What determines the price of a villa in Marrakech?

🌳 The land: Its size, privacy, vegetation and rarity can represent a considerable part of the value.
📍 Micro-locations such as Palmeraie, first line of golf, Atlas views, or simply proximity to a prestigious area are not valued in the same way.

A mention of "Atlas view" in an advertisement is therefore not enough on its own to enhance a property's value. As always in luxury real estate, the actual quality of the experience takes precedence over marketing hype.
