Investing in luxury real estate in Morocco is not simply about seeking the highest rental yield. For a villa, riad, penthouse, or premium apartment, the quality of the location, the rarity of the property, its future use, and its ease of resale are equally important.

Morocco brings together several very different markets. Marrakech is strongly linked to leisure and international tourism; Casablanca responds more to a metropolitan and residential logic; Tangier combines urban development, tourist appeal and coastline.

In the first half of 2026, Morocco welcomed approximately 9.4 million visitors, an increase of 6% compared to the same period in 2025. Overnight stays in classified tourist accommodation establishments increased by 9% in parallel.

This dynamic provides context for holiday real estate and tourist destinations, but it must be distinguished from the financial performance of an individual real estate investment.

Why invest in real estate in Morocco?

🏡 Building wealth Acquiring a quality property in a desirable location can be part of a long-term wealth management strategy.
☀️ Second home: The investor can combine personal use and the preservation of a real estate asset in an international destination.
🔑 Long-term rental An urban apartment in Casablanca or Tangier can respond to a different rental logic than that of a tourist villa.
🌴 Seasonal rentals in Marrakech and certain tourist destinations may lend themselves to this strategy, subject to checking the applicable rules and permits.
🕌 Heritage Riad A riad can combine architectural heritage, private use and tourism project, but requires a thorough technical and regulatory analysis.
💎 Rare asset Exceptional view, location, architecture or large plot can give the property a logic of rarity rather than a simple logic of yield.

🌴 Marrakech: resorts, villas and riads

Marrakech is naturally one of the markets to consider for a real estate investment geared towards holiday properties.

By the end of May 2026, classified tourist accommodation establishments in Marrakech had recorded approximately 6.05 million overnight stays , a 10% increase year-on-year. The city then accounted for approximately 33% of national overnight stays in this accommodation category.

The occupancy rate of classified establishments reached 72% at the end of May. This data demonstrates the destination's strong tourism appeal, but does not constitute a projected occupancy rate for a villa or riad.

For the investor, several markets coexist: villa in the Palmeraie, property on golf course, villa on the Ourika road, apartment in Hivernage or Guéliz, riad in the Medina.

The choice must therefore be based on the project: personal use, rental, heritage preservation or tourist operation.

Marrakech, Casablanca or Tangier: three different approaches

🌴 Marrakech

The city is particularly well-suited to a second home and holiday. Villas with pools, riads, and properties located in estates constitute very different segments.

Seasonality, maintenance costs, potential staffing, and regulations governing tourism activities must be integrated into the project.

🏙️ Casablanca

Casablanca caters more to a residential, economic, and metropolitan. Large apartments, penthouses, or contemporary residences can be part of a wealth management or rental strategy.

Anfa, Aïn Diab, Racine, Californie or Casa Finance City do not, however, meet the same profiles of occupants or the same budgets.

🌊 Tangier

Tangier combines a residential market, economic development, and tourist appeal. Malabata stands out in particular in the segment of contemporary apartments with sea views.

The heights, Rmilat, Marshan or Cap Spartel, are more suited to a search for a villa, a property with character or a second home.

🧭 Diversify rather than generalize

Therefore, there is not really a single "Moroccan real estate market" for the high-end investor.

A villa in Marrakech, an apartment in Casablanca and a penthouse in Tangier cater to different clienteles, uses, expenses and resale cycles.

✈️ Tourism 2026: a favorable context, not a promise of profitability

In the first half of 2026, overnight stays in classified establishments increased by 10% in Marrakech, 11% in Casablanca and 10% in Tangier compared to the same period in 2025.

These figures demonstrate the current attractiveness of these destinations. However, they should never be directly interpreted as a forecast of rental income.

A poorly located apartment, a villa that is too expensive to maintain, or a product that is not well-suited to demand can underperform even in a dynamic tourist destination.

Conversely, a rare and well-positioned property may have heritage value even if its immediate rental profitability is not its main objective.

Which rental strategy should I choose?

🏠 Long-term rental: It can offer more stability but must be studied according to the neighborhood, the profile of the tenants and the actual level of rents.
🧳 Seasonal rentals can generate more turnover and management. Seasonality, marketing, cleaning, staff, and vacancy periods must be taken into account.
🔄 Mixed use A secondary residence can be used by its owner for part of the year and rented out at other times, when the legal and operational framework allows it.
Never think solely in terms of "rent ÷ purchase price".

To seriously compare two investments, one must take into account the purchase price, fees, any work required, furnishings, charges, maintenance, management, taxation, vacancy periods and, for a villa, possibly the garden, swimming pool and staff.

A reported gross return alone is therefore insufficient to assess the true performance of an investment.

Investing in a luxury villa

The villa is a special case. Its price depends not only on the living area but also on the land, the environment, the privacy, the swimming pool, the architecture and the quality of the exteriors.

It also involves expenses that are less common in an apartment: garden, swimming pool, possible security, equipment maintenance, air conditioning and general property maintenance.

For a rental strategy, these costs must be integrated before determining the actual income level required.

Invest in a riad in Marrakech

A riad can be a remarkable asset, but it requires special analysis.

Before purchasing, it is necessary to examine the structure, the waterproofing, the networks, the quality of the renovations, the actual surface areas, the access and the legal status of the property.

A guest house project adds an extra dimension: buying the building and having the right to operate it for tourism are two separate issues.

The investor must therefore verify the authorizations and obligations that correspond exactly to their project.

💱 Foreign investor: think about resale from the moment of purchase

For a foreign investor, the way in which the acquisition is financed is essential.

The Exchange Office provides that foreign investments financed in foreign currency benefit from the convertibility regime, which notably guarantees the freedom to transfer income generated by the investment and proceeds from sale or liquidation, under the applicable regulatory conditions.

The General Instruction on Foreign Exchange Operations 2026 expressly mentions rental income among the income generated by foreign investments.

It is therefore important to properly organize bank flows from the moment of acquisition and to keep the financing documents and documents related to the investment.

This matter should be discussed with the bank, the notary and, if necessary, a competent tax or legal advisor.

The objective – whether it's for real estate, a second home, rental income, or tourism – is to define the strategy before the property.
Micro-location: Two properties located in the same neighborhood can have very different prospects.
The land situation: Title, owner, registrations and status of the land must be verified.
Technical quality – structure, waterproofing, equipment, air conditioning and work – can greatly alter the actual cost.
Recurring charges such as condominium fees, garden fees, swimming pool fees, security and maintenance must be budgeted.
Actual rental demand. Do not confuse the tourist appeal of a city with the demand for the precise type of property being purchased.
Regulations : Check the rules applicable to the planned rental or tourist operation.
Taxation: Analyze the tax consequences of the acquisition, income, and future resale.
Currencies: For a foreign investor, properly organizing financing and maintaining traceability.
Resale: Always ask yourself who might buy the property tomorrow and what factors will ensure its desirability.

⚠️ The pitfalls of a real estate investment that's "too good to be true"

Spectacular profitability is announced.
Ask how it is calculated: gross or net, actual or theoretical occupancy, charges and taxes included or not.
A rental estimate without historical data.
An advertisement or simulation does not constitute proof that a property will actually be rented at that price.
A tourist property sold as a passive investment.
Seasonal rentals can require significant organization: marketing, welcoming guests, cleaning, maintenance, and management.
Underestimated work.
On a villa or riad, the cost of renovation can profoundly alter the economic balance of the project.
An unexpected exit.
A real estate investment must also be studied from the point of view of its liquidity and its future clientele.
