Energy Performance Certificate (EPC) & mandatory diagnostics — Properties in France
For properties located in France, an Energy Performance Certificate (EPC) is mandatory for any property advertised online, whether sold by a private individual or a professional. As a private owner, you are subject to the same legal obligations as a real estate agency.
Beyond the Energy Performance Certificate (EPC), several other assessments are mandatory depending on the age and location of the property—these will invariably be requested by the notary when drawing up the preliminary sales agreement. Anticipating these assessments is in your best interest : they provide a wealth of valuable information to enhance the value of your property and reassure potential buyers.
For properties located abroad, the applicable regulations are those of the country concerned — we invite you to contact the relevant local authorities.

The number of main units in the building must be indicated. Apartments and residential properties are counted — cellars, parking spaces and maid's rooms are not included.
The existence of ongoing proceedings must be mentioned if the condominium association is the subject of legal proceedings.
The amount of annual running costs must also be included in the advertisement — it allows buyers to assess the actual occupancy budget of your property.
