Grand Baie, Mont Choisy and Pereybère or Tamarin and Rivière Noire? The two major hubs of Mauritian luxury real estate offer the sea, the sun and a significant residential supply, but they do not offer the same island experience at all.

The North and West are not distinguished by their level of prestige, but by their Mauritian way of life. The North is centered around Grand Baie, its shops, restaurants, beaches, and activities. The West combines the ocean with mountains, vast landscapes, and a more relaxed, residential atmosphere.

But buying in the North doesn't necessarily mean living in the center of Grand Baie. The surrounding areas offer varying degrees of tranquility and proximity to the action.

These three figures certainly do not allow us to conclude that the West is automatically "more expensive" than the North.

The composition of the listings is different: an area with more large villas or international properties may show a much higher average than an area with more apartments.

A luxury villa in Grand Baie can obviously cost significantly more than an apartment in Tamarin, and vice versa. Therefore, a relevant comparison should focus on properties of the same category, similar size, and comparable amenities.
