These procedures must be checked with the notary and, where necessary, with the Economic Development Board, as the exact regime of the property and the status of the purchaser determine the steps.
Sales taxation: why a single rate should be avoided
The Registrar-General's Department presents, in its general information, a registration fee borne by the purchaser and a Land Transfer Tax generally borne by the seller.
But Mauritian legislation also provides for special situations, particularly for certain residential properties owned or transferred by non-citizens.
The Finance Act 2025 notably provided for an increase from 5% to 10% of the Land Transfer Tax in certain sales of residential properties to non-citizens, with an entry into force scheduled for 1 July 2026 and transitional provisions.
It would therefore be unwise to calculate the net proceeds of a sale by automatically applying a rate read on an old web page.
Before determining your net selling price, ask the notary to calculate the taxes applicable to your property and the planned transaction.
