There is no single luxury real estate destination in Mauritius. The North, West, East, and South offer sufficiently different lifestyles that location becomes one of the first decisions in a purchase project.
Some buyers are looking for the lively atmosphere of Grand Baie, others the sea-and-mountain lifestyle of Tamarin and Rivière Noire, the large estates of the East, or the tranquility of Bel Ombre. The right area therefore depends as much on lifestyle as on budget.
Before looking for a villa or apartment, start by choosing your Mauritius.
Main residence, holiday home, investment, villa on golf course, apartment close to shops, waterfront property or residence in a large estate: each project leads to different sectors.
This page compares the main luxury areas. For 2026 price levels, see our

Start by defining your lifestyle
🍸 Do you like going out?
Grand Baie and its region offer the most obvious concentration of restaurants, shops, leisure activities and social life.
🏄 Are you looking for sea and nature?
Tamarin and Rivière Noire combine coastline, terrain, water sports and proximity to large natural spaces.
⛳ Is golf essential?
Mont Choisy, Beau Champ and Bel Ombre allow you to direct your search towards residential environments linked to golf.
🌊 Do you dream of the lagoon?
The North, the East and several coastal areas have residences and properties directly facing the ocean.
🌿 Do you prefer peace and quiet?
The East and South offer alternatives to the busier areas of the North and West.
🏡 Do you want to live there year-round?
Services, transportation, schools, healthcare and shops should then be as important as the beach or the view.
🌴
The North: Grand Baie, Mont Choisy and Pereybère
The North is one of the best-known real estate hubs for international buyers. It offers a combination of
seaside living, shops, restaurants, leisure activities, and high-end residential options.
Grand Baie is the most urban and lively choice in this selection. The bay is packed with restaurants, cafes, shops and nightlife, while remaining directly connected to the coastline.
Grand Baie
is the preferred location for a primary or secondary residence when you want to have many services and an active social life nearby.
Mont Choisy
A particularly interesting alternative for combining a large beach, a residential environment and golf, while remaining close to Grand Baie.
Pereybère
A sought-after coastal area to remain in the Grand Baie environment while favouring a more residential atmosphere around the coastline.
Further east in Grand Gaube , the area offers a more peaceful approach to the North, with residences and villas facing the ocean
The North is particularly suitable for:
buyers looking for liveliness, services, an easy-to-live-in second home, contemporary apartments, villas and an international environment.
🌅
The West: Tamarin and Black River
The West offers a different atmosphere. Here, the sea interacts more closely with the mountains and vast natural landscapes.
Tamarin and Rivière Noire have become two major hubs for high-end residential real estate.
The region is particularly suited to buyers who want to integrate outdoor activities, boating, sports and nature into their daily lives.
Tamarin:
A dynamic residential destination nestled between the bay, mountains, and everyday amenities. Apartments, penthouses, and villas offer a diverse range of high-end options.
Rivière Noire
is the preferred location for those seeking more space, villas, unobstructed views and close proximity to nature and the coastline.
La Preneuse
An interesting location to remain close to the services of Rivière Noire while maintaining an immediate connection to the coast.
Flic-en-Flac
offers another option on the West Coast, with a larger residential market and a variety of property profiles.
The West is particularly suitable for:
families, water sports enthusiasts, buyers sensitive to landscapes and buyers who want to live between ocean and mountains.
🌴 North or West: the two major poles to compare
For many international buyers, the first decision is between
Grand Baie / Mont Choisy
and Tamarin / Rivière Noire.
North:
More entertainment, restaurants, shops and social life.
West
A particularly strong connection to mountains, landscapes and outdoor activities.
Mont Choisy
Plage, golf and immediate proximity to the Grand Baie hub.
Black River
Villas, nature, boating and proximity to the great national park.
A full comparison will be developed in our guide
Mauritius: North or West, where to buy?
🌊
The East: Beau Champ, Belle Mare and Haute Rive
The East offers a different definition of luxury:
vast lagoons, long beaches, golf courses, residential estates, and greater tranquility.
It is a particularly attractive region for buyers who prioritize the environment and integrated services of a property.
Beau Champ
One of the most iconic residential luxury areas in the East, particularly for villas integrated into large estates combining golf, lagoon and services.
Belle Mare
A long coastal frontage and a more seaside atmosphere, surrounded by several major hotels and golf resorts.
Haute Rive
On the northeast coast, Haute Rive is part of a market of contemporary residences organized around the coastline, the lagoon and residential services.
Roches Noires
A less urban coastal environment, to be considered for buyers seeking the Northeast and a more peaceful atmosphere.
The East is particularly suitable for:
golf enthusiasts, large estates, lagoons, integrated residences and properties intended for a quieter life than in the main urban centers.
🌿
The South: Bel Ombre and Cape Bay
The South and Southwest areas are appealing due to their more discreet approach. In Bel Ombre,
nature, golf, large properties and low density
create a very different positioning from Grand Baie.
Bel Ombre
: Consider for a villa in an estate setting, with golf, nature and a search for greater tranquility.
Cape Bay
A spectacular area in the Southwest, more focused on landscapes, terrain and a more private residential experience.
The South is particularly suitable
for buyers who value nature, space, calm and privacy over daily activity.
Apartment, villa, penthouse or estate property?
🏙️ Apartment
suitable for those seeking ease of maintenance, a second home and proximity to services, particularly in the North and West.
🌴 Villa
Garden, swimming pool and privacy appeal to families and buyers wishing to live more outdoors.
🌅 Penthouse
terraces, views and large volumes can offer an alternative to the villa without the constraints of a large plot.
⛳ Villas on golf
Mont Choisy, Beau Champ or Bel Ombre offer environments where golf directly contributes to the residential positioning.
🌊 Feet in the water
The direct relationship to the lagoon constitutes one of the rarest segments of the Mauritian market.
🌳 Large property
Land, privacy and environment then become as important as living space.
🌍 Buying in Mauritius when you're a foreigner: location isn't enough
A non-citizen buyer cannot assume that any property is automatically accessible.
The legal status of the property and the mechanism through which it is being marketed must be verified before committing to the purchase.
The Economic Development Board oversees, in particular, acquisitions made under the
Property Development Scheme (PDS), former IRS and RES schemes, Smart Cities, and certain conditional apartment acquisitions.
In other words, two villas located in the same region may present different acquisition conditions for a foreign buyer.
Criteria to check before choosing your sector
📍 Real-life experience
Don't choose solely from photographs: test travel, shops and environment.
✈️ Your travel habits
The frequency of international travel can change the importance given to travel time.
🎓 Family life
: Schools, children's activities and daily organization can become decisive factors for a primary residence.
🌊 Sea or golf?
Sea view, beach, marina and golf correspond to different uses and values.
🏡 Residence or investment?
The best area to live in is not automatically the best choice for a rental project.
📜 Property eligibility
For a foreign buyer, check the applicable regulations and permits before making any decision.
💰 Charges and services
Golf, security, common areas, concierge and maintenance can result in significant charges.
🔄 Future resale:
From the outset, consider the profile of the buyer likely to purchase the property several years later.
💰 And what about property prices?
The differences between sectors are significant, but they are also significant
within the same locality.
An apartment in Grand Baie cannot be directly compared to a golf villa in Beau Champ or a large property in Rivière Noire.
Our pillar page dedicated to prices uses the official Residential Property Price Index from Statistics Mauritius for Q2 2026 and supplements it with observations of asking prices in advertisements.
