⚖️ A beachfront villa doesn't buy you the beach

This detail is fundamental in any search for coastal property in Mauritius.

On June 25, 2026, the Mauritian government officially reiterated that beaches are part of the public domain and must remain freely accessible.

🌊 The shoreline The area between the low tide line and the high tide line is part of the public domain.
🏝️ The Geometric Steps The coastal strip belonging to the State, known as Geometric Steps, also falls under the public domain regime.

The Ministry of Housing and Lands also clarified that a lease for state-owned coastal land does not give the lessee ownership of the beach and does not authorize them to prohibit public access.

Therefore, when an advertisement uses expressions such as "private beach", "exclusive beach access" or "property right to the sea", their legal scope must be checked with particular care.

The Mauritian Forestry Service describes the Pas Géométriques as a narrow strip belonging to the State, theoretically 81.21 meters wide — or 250 French feet — around the coastline.
