Living facing the sea is already a privilege. Being able to access the shore directly from your property belongs to an even rarer category: that of true villas and properties right on the water.

A category apart

The sea as an extension of the property

In luxury real estate, the expression "waterfront" is often used to describe a property close to the coast. However, in its most demanding interpretation, it refers to a much rarer situation: a property whose land or access allows direct or almost immediate access to the sea.

This proximity profoundly changes the nature of the property. It is no longer just a matter of admiring the landscape from a terrace: the property maintains a physical relationship with the shoreline, a cove, a beach, a pontoon or a private path.

In certain parts of the French Riviera, the Var region, or Corsica, these configurations are now extremely difficult to replicate. Available coastal land is limited, protective regulations are stringent, and the most desirable historical locations are already developed.

A sea view can be spectacular. But true luxury sometimes begins a few meters below: when the garden meets the shore directly.

Feet in the water, seafront or simply sea view?

These expressions do not describe exactly the same situation. For this case, we favor a strict interpretation of "feet in the water".

Level 1 · The rarest

Feet in the water

Direct or private access to the sea, a beach, a cove or the coastal path from the property. This is the situation we prioritize.

Level 2

Seafront

The property is located on the front line facing the sea, but a road, promenade or other space may still separate the property from the shoreline.

Level 3

Sea view

The property benefits from a sea view, sometimes exceptional, without having direct access to the coastline.

Plots of land directly open to the sea are by definition limited, and the best locations have often been built on for several decades.

Our survey shows a very clear concentration on the Mediterranean coast, but different sections of coast offer very different configurations and levels of rarity.

Saint-Jean-Cap-Ferrat

The peninsula brings together an exceptional concentration of large historical or contemporary villas, in an environment where every direct access to the sea has considerable heritage value.

Théoule & Estérel

Between the red rocks and the Mediterranean, the terrain allows for spectacular properties, sometimes with access to extremely secluded coves or beaches.

Gigaro & Gulf of Saint-Tropez

The protected areas around La Croix-Valmer and Ramatuelle combine nature, beaches, large plots of land and proximity to an internationally recognized market.

Saint-Raphaël & Anthéor

The coves of the Estérel offer particular configurations: villas integrated into the terrain, large views and access directly linked to the shore.

Cap d'Antibes

The scarcity of land and the residential history of the Cape make it another major territory for prestigious seaside villas.

Corsica

Ajaccio, the Sanguinaires Islands, Porto-Vecchio or certain Corsican marinas can offer remarkable coastal situations, sometimes in very preserved natural environments.

Beyond value

Another way of inhabiting the Mediterranean

The value of a waterfront property is not solely based on its rarity. It also lies in the everyday use it makes possible: walking from the garden to the beach, going paddleboarding or boating, observing the sea from the living areas, and living in harmony with the rhythm of the coastline.

Some properties even have boat garages, pontoons, slipways, or facilities for mooring dinghies. These amenities, when present, create a very special continuity between the house and the Mediterranean.

It is precisely this combination of location, use and impossibility of reproduction that explains the lasting interest in this type of property.

In a market where many services can be added or renovated, access to the sea remains one of the few elements that no shipyard can truly manufacture.
