When the address, the floor, and the view become more important than just the surface area
The most expensive apartments on the French market constitute a very different category from that of large villas. Here, land almost entirely disappears from the equation: it is the address, the building, the floor, the views, the terraces and the scarcity of space that take decisive importance.
In Paris, grand reception apartments can combine Haussmannian or 1930s architecture, very large living spaces, iconic views, and the heritage value of the address. A view of the Eiffel Tower, in particular, is a particularly strong differentiating factor in the high-end Parisian market.
In Cannes, the logic is more Mediterranean: top floors, rooftops, vast terraces, panoramic sea views and location on or in the immediate vicinity of the Croisette explain a significant portion of the highest valuations.

The highest prices observed in our survey are concentrated around two very different worlds: Parisian urban heritage and the Mediterranean lifestyle of Cannes.
The address and the heritage dimension
In the capital, the most valuable large apartments are often located in the 7th, 8th, or 16th arrondissements. The quality of the building, the size of the reception rooms, the ceiling height, the views, and the history of the address all play a major role.
A direct view of the Eiffel Tower is a particularly rare feature. Properties that combine a high floor, orientation, and unobstructed views can reach prices far exceeding those of comparable apartments without this view.

In Cannes, the penthouse often represents the pinnacle of the residential hierarchy. As the number of true top floors is structurally limited, their rarity is particularly pronounced.

Why does the penthouse occupy a special place?
A true penthouse is not simply an apartment located on a high floor. Its rarity stems from the fact that it generally occupies the top of a building and benefits from outdoor spaces or views that do not exist on lower levels.
The number of penthouses is therefore structurally limited: in any given building, there may only be one. This scarcity explains why the best examples reach values far exceeding those of apartments located in the same building.
Cannes perfectly illustrates this phenomenon. On the Croisette and in Palm Beach, rooftops, panoramic terraces and sea views can transform a top floor into a true signature property.
