The quality of our valuation depends directly on the completeness and accuracy of the information you provide. The more comprehensive your information, the more relevant and precise our analysis will be. Here's what we expect:
Property diagnostics & Energy Performance Certificates (EPCs) — what the law requires
In France, putting a property up for sale requires the creation of a Technical Diagnostic File (DDT) — a set of mandatory documents that inform the buyer about the condition of the property. This obligation applies to all sellers, whether private individuals or professionals. There are no exceptions.
Energy Performance Certificate (EPC)
Energy Performance Certificate — classes A to G. Mandatory for all sales, regardless of the property. Must be included in advertisements.
ERP
Statement of Risks and Pollution — natural, technological, seismic, and radon risks. Mandatory for all sales.
Asbestos
Mandatory if the building permit was issued before July 1, 1997.
Lead — CREP
Lead exposure risk assessment — mandatory for properties built before January 1, 1949.
Electricity
Mandatory if the electrical installation is more than 15 years old.
Gas
Mandatory if the gas installation is more than 15 years old.
Termites
Mandatory in areas defined by prefectural decree — to be verified according to the location of the property.
Sanitation
Non-collective sanitation diagnosis — mandatory if the property is not connected to the mains drainage system.
Carrez Law
Surface area measurement — mandatory for properties in co-ownership.

Prepare your complete application
Gather all the documents, photos, and information listed in section 05 — property characteristics, HD photos, diagnostics including the Energy Performance Certificate (EPC), work carried out, and the asking price. The more complete your file, the more relevant our analysis will be.
Transfer via WeTransfer or SwissTransfer
Send your file via one of the two transfer services and send us the download link via our contact form, along with an explanatory message specifying that it is a request for a valuation opinion.
Evaluation of the file via the portal
We analyze the completeness and quality of the submitted documents. If the file does not allow us to produce a substantiated and high-quality valuation, we will inform you and will not proceed with any further work. No fees will be charged in this case.
Exchange & order confirmation
If your application is satisfactory, we will contact you—by phone or email—to confirm your order, answer any questions, and finalize the details. The invoice will then be sent to you. Payment is due by bank transfer before production begins—unless otherwise agreed upon with the portal.
Production and delivery of the valuation notice
After receiving your payment, we will produce your valuation report. You will receive a clear, structured, and immediately usable document—allowing you to make an informed and unbiased decision to sell.
