The Île de la Cité, the historical heart of Paris, is more than 90% occupied by institutions—the Palais de Justice, the Police Prefecture, Sainte-Chapelle, Notre-Dame Cathedral, and its surrounding area. Residential space is extremely limited: just a few dozen apartments, tucked away in old buildings between the Square du Vert-Galant and the Pont Saint-Louis. Transactions are extremely rare and almost exclusively off-market. A property becoming available on the Île de la Cité is a major real estate event.

The Île Saint-Louis is Paris's most exclusive residential enclave. This 11-hectare island, entirely built upon in the 17th century, houses several hundred apartments converted from former private mansions. The most sought-after addresses are concentrated along the Quai d'Anjou, Quai de Bourbon, Quai d'Orléans, and Quai de Béthune. The market there is structurally closed—few properties are sold, turnover is very low, and a significant portion of transactions are completed without advertising.

On Île Saint-Louis, location is more important than size. An apartment on a high floor overlooking the Seine, with unobstructed views of the riverbanks and monuments, commands a price that is incomparable to an equivalent property in the interior of the island. Apartments on the main floor with balconies overlooking the quayside command the highest prices on the island—up to €18,000 to €20,000 per square meter for exceptional properties.

The Quai d'Orléans offers the most iconic view on the island—facing Notre-Dame and the Île de la Cité, with a south-facing aspect. International demand is particularly strong, driven by American, British, and Swiss buyers drawn to this extraordinary setting.

The Île Saint-Louis boasts one of the highest average prices per square meter in Paris—structurally driven upwards by the scarcity of available properties and the architectural quality of its 17th-century buildings. The most common properties (80 to 120 sq m, without riverfront access) sell for around €12,000 to €15,000 per sq m. Apartments on higher floors with Seine views and balconies reach €17,000 to €20,000 per sq m. Very large apartments in private mansions (150 to 220 sq m), which are extremely rare, can exceed this price range.

Why do prices remain high?

The Île Saint-Louis is a structurally constrained market. Almost all the buildings are listed or registered as Historical Monuments—which prohibits any exterior alterations, limits interior work, and protects the entire 17th-century architecture. This preservation constraint, combined with the complete absence of new construction, creates an absolute scarcity that sustains prices regardless of real estate cycles. A transaction on the island can wait for years—owners don't sell, they pass on their properties.

🏛️ Apartments in 17th-century private mansions

Most of the island's apartments come from the subdivision of former 17th-century townhouses. Ceiling heights range from 3.50 to 5 meters, and they feature stone staircases, listed painted decorations, and original parquet floors. Average size: 80 to 200 square meters.

🌊 Quayside apartments with Seine views

The most sought-after and highly valued type. Features a balcony or loggia overlooking the river, guaranteed exposure, and views of monuments. Availability is virtually nonexistent at this time—these properties are not listed with agencies.

🔝 Duplexes and top floors with terrace

Top-floor duplexes, sometimes with terraces or rooftop terraces, represent the rarest segment of the island. They offer spectacular living spaces under 17th-century rooftops and unobstructed views of Paris. Only about ten such properties are available on the island in total.
