The market for ultra-luxury Parisian apartments has a unique profile: a few dozen properties priced above €10 million are listed simultaneously on specialized portals, in addition to a significant number of confidential transactions carried out without any public announcement. The 20 arrondissements of Paris are not all equally represented in this market—the 8th arrondissement (Golden Triangle, Parc Monceau, Faubourg Saint-Honoré), the 7th (Seine riverbanks, Invalides), the 1st (Tuileries, Louvre), the 2nd (Place des Victoires), and the 16th (Ranelagh, Trocadéro) concentrate the majority of properties listed above €10 million.

The report presented below is based on observations of specialized real estate portals in July 2026. The listed properties correspond to advertisements published and verified on that date. The luxury apartment market in Paris

The Parisian luxury apartment market is characterized by a structurally limited supply in the face of consistent international demand. Paris sees approximately 2,800 transactions annually for properties over one million euros, of which 800 to 900 are over two million. The ultra-luxury segment, above five million euros, represents 60 to 80 transactions per year—a micro-market where each property is unique. After a correction of 8 to 10% between 2022 and 2024, a moderate recovery has been observed since the beginning of 2025, driven by the return of American and Middle Eastern buyers.

Golden Triangle — 8th arr. €17,000 to €35,000/m² · up to €50,000/m²

Between Avenue Montaigne, the Champs-Élysées, and Avenue George V, the Golden Triangle boasts the highest prices in Paris for reception properties. "Trophy assets" with unobstructed views and impressive volumes regularly exceed €25,000/m².

Quays of the 7th and 1st arrondissements. €20,000 to €30,000/m² for Seine views

The Seine quays in the 7th arrondissement (Orsay, Anatole France) and the apartments facing the Tuileries in the 1st arrondissement offer views of monuments which create a structural premium of 20 to 30% compared to interior addresses.
