The world's most expensive neighborhoods for luxury real estate
Larvotto in Monaco, The Peak in Hong Kong, Billionaires' Row in New York, Nassim Road in Singapore, Mayfair in London or the Golden Triangle in Paris: at the top of the global real estate market, a few streets and micro-neighborhoods concentrate a rarity that national averages cannot measure.
Within the same city, a few streets can completely change the price scale
To say that Monaco, New York, London or Paris are among the most expensive real estate markets in the world only tells part of the story.
Within these destinations, the world's wealthiest individuals seek extremely specific micro-locations: a Central Park facade, a few streets in Mayfair, the Monaco seafront, a Good Class Bungalow Area in Singapore, or a particular address in the Parisian Golden Triangle.
It is within these sometimes tiny perimeters that physical rarity, views, security, history, large plots and confidentiality can create considerable price differences.
But comparing these districts requires a precaution: there is no single global database that calculates the price per square meter of each of these markets in exactly the same way.
Not all data tells exactly the same story
Neighborhood price
When an institution or observatory has sufficient transaction data, an overall estimate can be produced. This is notably the case in Monaco.
Actual transaction
A recorded sale allows us to measure exactly the price paid for an asset, but it does not automatically become the average value of the entire neighborhood.
Land value
In villa markets, such as Nassim Road, Cologny or certain areas of Saint-Tropez, the plot of land constitutes an essential part of the value.
Where a few hundred meters can be worth millions
Neighborhoods, streets, private estates, or residential enclaves: the following ten examples illustrate different forms of real estate scarcity. The order is intentionally not presented as a mathematical ranking.
Larvotto
Monaco · Mediterranean €71,167/m²According to IMSEE data for 2025, Larvotto becomes the most valuable district in Monaco and crosses the threshold of €70,000/m² for the first time.
The figure notably reflects the effect of recent constructions and the new seafront, while Monaco as a whole reaches €57,569/m² according to the new statistical methodology.
The Peak · Mount Nicholson
Hong Kong Island HK$70,740 / sq ftIn February 2026, a 4,566 sq ft apartment in Mount Nicholson was sold for HK$323 million, or approximately US$41.3 million.
The price comes to HK$70,740 per square foot. The Peak remains one of the most exclusive addresses in Asia, with limited land availability and commanding views of Hong Kong.
Billionaires' Row
Central Park South · Manhattan $7,736 / sq ftAt 220 Central Park South, CityRealty calculates an average price of approximately $7,736/sq ft based on sales over the past twelve months at the time of our consultation.
A four-bedroom unit even stands out at over $10,000/sq ft. Central Park views, height, and the rarity of very large units create a hierarchy of their own here.
Nassim Road
Good Class Bungalow Area $4,550 / sq ftIn April 2026, a 14,264 sq ft Good Class Bungalow property is sold for S$64.9 million.
The land price comes in at nearly S$4,550/sq ft, a new high among caveatated transactions for a detached property on Nassim Road.
Mayfair & Grosvenor
Prime Central London > £28MThe Lloyds study published at the end of 2025 ranked Grosvenor Place as the most expensive street in Britain, with average housing exceeding £28 million.
Mayfair, Grosvenor Square, St James's and Knightsbridge are micro-markets where the number of truly comparable assets remains extremely limited.
Avenue Montaigne
Golden Triangle · Paris 8th €22,620/m²As of October 1, 2026, MeilleursAgents estimates the average price of apartments on Avenue Montaigne at €22,620/m², with a statistical range up to €33,500/m².
However, analyses of the luxury market show that some prime properties can exceed €35,000/m², depending on the floor, the renovation, the view and the quality of the building.
Jumeirah Bay Island
Private Island · Dubai $76.3 millionKnight Frank cites in June 2026 the sale of a six-bedroom villa on Jumeirah Bay Island for $76.3 million.
This residential island, connected to the mainland by a single road, concentrates villas, rare plots of land and ultra-prime residences around the Bulgari Resort.
Cologny
Left bank · Lake Geneva CHF 22.7 millionOn June 2, 2026, a real estate transaction of CHF 22.7 million was published in Cologny.
More broadly, La Roche Residential has recorded 95 sales of houses exceeding CHF 8 million in Cologny since 2017, far ahead of other Geneva municipalities.
The Parks of Saint-Tropez
Cap Saint-Pierre · French Riviera Median €11.38MSince 2021, the median sales recorded at the Parks have reached 11.38 million euros.
Over twelve years, 64 sales represent €812 million, including 31 transactions of €10 million or more. In 2025, the largest DVF transaction in the area will reach €36 million.
Akasaka · Azabu
Minato-ku · Tokyo 7.11 million / m²The official Japanese land valuation sets the benchmark residential land value in Akasaka 1-14-11 at 7.11 million yen per square meter.
The Japanese ministry describes the Akasaka, Azabu and Aoyama area as a prestigious residential area where demand from wealthy households remains strong.
Why are these micro-markets worth so much more than their city?
The average price in a neighborhood can itself mask two markets
Avenue Montaigne perfectly illustrates this phenomenon. An average estimate can be around €22,000/m², while the best renovated apartments, on a high floor, with exceptional views and amenities, can reach much higher levels.
The same phenomenon is occurring in New York: a few transactions at 220 Central Park South far exceed the already extraordinary average for the building.
In Saint-Tropez, a beachfront villa cannot be properly valued based on the average municipal price.
The essential rule
In the ultra-prime market, the relevant comparable is not necessarily "the same neighborhood".
It may have to be: same street, same exposure, same floor, same view, same land status, same plot size or same architectural quality.
At this market level, a few differences can represent several million euros.
