Luxury sales in Geneva: records and transactions

In Geneva, major real estate sales rarely generate as much buzz as in Dubai, London, or New York. This is precisely what characterizes this market: discretion, low turnover of exceptional properties, confidentiality among owners, and a structural scarcity of villas with views of or access to Lake Geneva.

In Geneva, silence is part of the deal

A property worth tens of millions of francs can change hands without a dramatic press release, public photographs, and sometimes without any visible marketing. The prestigious Geneva real estate market largely operates on discretion.

This discretion does not, however, mean a lack of data. Land transfers are recorded, the Cantonal Statistical Office analyzes the transactions, and certain specialized databases process the official publications of the Geneva Canton's Official Gazette.

This information allows us to measure what is not seen in the advertisements: the number of sales actually concluded, the municipalities which concentrate the largest amounts and the prices actually paid.

Sustained activity despite a limited number of sales

According to the Cantonal Statistical Office, the Geneva real estate market represented CHF 1.869 billion in the first quarter of 2026, then CHF 2.002 billion in the second quarter.

In Q2, 668 transactions were recorded, compared to 766 a year earlier. The increase in the value traded therefore does not stem from a surge in the number of sales.

Three-quarters of the transactions involved individual housing: 339 apartments in PPE and 158 individual houses changed hands during the quarter.

Excluding new housing, OCSTAT establishes a median price of CHF 1.397 million for an apartment and CHF 2.100 million for a detached houseThese cantonal medians obviously do not describe the ultra-prime segment.

The Geneva prime is still progressing

In its Prime Global Cities Index for the first quarter of 2026, Knight Frank ranks Geneva among the 15 best-performing markets out of 46 cities tracked worldwide.

In the quarter alone, Geneva was among the group of European cities that recorded growth of between 1% and 1.5%.

The dynamic is based on very different fundamentals than those of the massive construction markets: land scarcity, Swiss tax environment, international clientele, institutions, private banks and a limited quantity of exceptional properties.

The market remains highly selective: a truly lakefront villa in Cologny is not comparable to a house located a few streets away, even in the same municipality.

Sales are rare, but far from exceptional

Since 2017, La Roche Residential has been tracking residential home sales exceeding 8 million Swiss francs in the canton.

This base excludes apartments, commercial buildings and land purchased for development purposes.

After 42 transactions in 2025, 20 sales meeting these criteria had already been recorded between January 1 and August 31, 2026.

Over the period 2017–August 31, 2026, the specialized database lists 63 residential sales of houses reaching at least 20 million francs.

It also lists 118 transactions between 12 and 20 million CHF and 138 between 8 and 12 million CHF.

Geneva therefore has a genuine ultra-prime market, even if a large part of its operations remain much less publicized than in other world capitals.

The following examples are based on data from cantonal transactions or databases that process them. When the precise nature of the asset is not published, we intentionally limit ourselves to the municipality, the date, and the amount actually recorded.

The publicly accessible source confirms the price paid and the date, but does not provide enough information to classify the property as a villa, land, or lakefront property.

The Rousseau 5 transaction database identifies as the largest sale on the Left Bank in July 2026 an apartment sold for 21.7 million francs at 17 rue François-Versonnex.

The property alone represented approximately 5% of the transaction volume recorded on the Left Bank that month.

A transaction of 14.02 million francs appears in the land sales published for Vandoeuvres, reference FAO 2026/5983.

Vandoeuvres is one of the most consistent municipalities in the very high-end Geneva area, with 36 house sales exceeding CHF 8 million recorded since 2017 in the La Roche Residential statistics.

A second major transaction was published in Cologny on June 25, 2026 for 11.85 million francs, reference FAO 2026/7092.

The repetition of sales exceeding several million francs in the same municipality illustrates the depth of the local market more than an isolated record.

Statistics on houses sold for more than 8 million CHF since 2017 clearly highlight the dominance of the Left Bank and especially Cologny.

A public sale does not always reveal the property

This is one of the major differences between Geneva and markets where luxury residences are extensively photographed and publicized.

A register can confirm that a transaction of CHF 22.7 million took place in Cologny without publicly revealing all the details that would allow one to understand the amount: living area, land, state of renovation, access to the lake, views or amenities.

Therefore, one must resist the temptation to transform every high amount into a "record villa" without additional documentation.

The best comparable product remains the comparable good

Even in Cologny, two properties separated by a few hundred meters can have radically different values.

A full view of Lake Geneva, direct access to the water, a large private park, building rights, architectural quality or exceptional renovation can completely change the perception of the price.

A record transaction is therefore an indicator of market depth, not an automatic estimation scale.

The properties that make up the top of the Geneva market

Lakefront villas: Properties directly connected to Lake Geneva constitute the rarest segment: shore, pontoon, garden, views and privacy.
Large properties in Cologny: Contemporary villas or old houses with vast plots and commanding views of the lake.
Manor houses , heritage homes, historic architecture, large spaces and wooded parks.
Exceptional apartments in Eaux-Vives, Quai Gustave-Ador, Champel or city centre: large areas and lake views can exceed 10 million CHF.
Contemporary villas: Architecture, large bay windows, swimming pools, home automation and landscaping structure the recent segment.
Confidential properties Some of the best residences are never presented publicly and circulate mainly through private networks.

What truly determines the price of a Geneva property

The lake's direct access, proximity to the shoreline, or panoramic views create several distinct levels of value.
The plot's surface area, vegetation, exposure, privacy and development possibilities are key factors.
Micro-location: The municipality alone is not enough: slope, nuisance, orientation and neighborhood greatly modify the price.
The views of Lake Geneva, the Jura Mountains, the Alps and the Jet d'Eau can constitute real estate assets.
Confidentiality , removal from the public road, security and absence of overlooking are particularly sought after.
The legal status , acquisition possibilities, and applicable constraints must be verified according to the situation of the buyer and the property.

What Geneva transactions teach buyers and sellers

For the buyer

Public data allows us to verify whether a price level actually exists in a municipality. However, it does not replace a detailed analysis of the property.

Tax situation, conditions of acquisition in Switzerland, residence status, financing, characteristics of the plot and legal regime must be studied before any decision.

For the seller

A confidential market does not mean that the price can be set independently of transactions. Recorded sales provide valuable points of control.

At the top of the market, however, the marketing strategy must preserve the owner's confidentiality while giving the property sufficient international visibility.
