Luxury sales in Monaco: records and transactions

In Monaco, the most important real estate transactions reveal a particular facet of the market: extreme scarcity of land, power of prestigious addresses, weight of iconic residences and increasing concentration of capital on truly irreplaceable assets.

In one of the world's most expensive real estate markets, the most spectacular transactions are not only interesting for their value. They provide insight into where real estate value is currently concentrated in Monaco, what types of properties attract the largest budgets, and why some properties almost completely defy market averages.

Large family apartment, penthouse overlooking the Mediterranean, property in the Carré d'Or, contemporary residence in Larvotto or exceptional property in Mareterra: the top of the Monegasque market is increasingly functioning as a market in its own right.

An important point to note: not all of the most prestigious real estate transactions are made public.

A portion of the ultra-prime market is traded discreetly, through professional connections or off-market channels. It would therefore be misleading to present a list of known sales as if it represented the entirety of the actual market.

This page relies primarily on public statistics and documented major trends, including those from IMSEE, supplemented by publicly verifiable information.

This page will evolve: Propriétés De Charme will be able to enrich this article as new publications from the Real Estate Observatory, the Economic Bulletin and notable transactions are made public.

💎 Why do major sales tell us so much about the Monegasque market?

An average real estate price helps to understand the general level of the market. But it doesn't always describe what's happening at the top of it.

01 The concentration of value Transactions exceeding several tens of millions of euros show that the largest capitals are concentrated on a limited number of exceptional properties.
02 Scarcity squared: Monaco structurally lacks land. Within this scarce market itself, very large properties, penthouses, villas, and properties with exceptional views are even rarer.
03 The power of the address Carré d'Or, Larvotto, Mareterra or certain emblematic residences can create micro-markets whose references exceed the general averages.

📊 2025: A historic year for resales in Monaco

The available figures show a dramatic increase in the overall amount of real estate resales.

€3,249.7M A new peak for resales The total amount of resales recorded in Monaco has exceeded the threshold of three billion euros for the first time in a year.
22 transactions The segment above €20 million Twenty-two resales exceeded €20 million, illustrating the rise of the ultra-prime market and so-called "trophy" assets.
164 resales Monte-Carlo remains a centre of gravity Monte-Carlo recorded 164 resale transactions and approximately 1.1 billion euros in volume in 2025.
13 Larvotto resales: few transactions, enormous value. With only thirteen resales but around 851 million euros in volume, Larvotto perfectly illustrates the exceptional concentration of value on certain assets.

📍 Where are the most prestigious transactions concentrated?

There is no single Monaco real estate market. The characteristics of transactions vary greatly depending on the neighborhood, the residence, and the type of property.

Monte-Carlo Centrality, Carré d'Or, iconic residences and proximity to the Casino make it one of the main hubs of the luxury market.
In the Carré d'Or, availability is structurally low. A prestigious address, a high floor, or an unobstructed view can create exceptional references.
Larvotto seafront, avenue Princesse Grace, contemporary residences and proximity to Mareterra place this sector at the top of certain transactions.
La Rousse – Saint Roman Tour Odéon, large residences, heights and sea panoramas attract a clientele seeking large spaces and services.
Fontvieille Marina, terraces, established residences and residential environment make Fontvieille a specific market.
Mareterra The district has introduced to Monaco a new generation of ultra-prime apartments, penthouses, townhouses and villas.

🏆 What does a "record" sale in Monaco really mean?

The term "record" should be used with caution. The total amount of a transaction only tells part of the story.

The overall amount: An extremely large apartment can naturally reach an exceptional total price without necessarily holding the record for price per square meter.
The price per square meter Conversely, a more compact property but benefiting from an address, a view or extreme rarity can reach a spectacular unit price.
The nature of the property – penthouse, duplex, villa, family apartment, new residence or fully renovated property – cannot be compared without caution.
The name of a building can become a true real estate signature and strongly influence the perception of the property.
Floor and view: In Monaco, a few extra floors or a total opening onto the Mediterranean can change the very category of the property.
Confidentiality: Some of the most important operations are never the subject of detailed public communication.

🌊 Mareterra: the new has changed the scale of the market

The delivery of Mareterra represented a major real estate event for the Principality.

In a state where available land is extremely limited, the creation of a new district on six hectares reclaimed from the sea has simultaneously introduced a very high-level real estate offering.

The Renzo Apartments, duplex, triplex and penthouse quadruplex are among the typologies of the building designed by Renzo Piano Building Workshop.
The Jardins d'Eau residential volumes, terraces, vegetation and Mediterranean views contribute to a new interpretation of the ultra-high-end Monegasque lifestyle.
Villas & townhouses These typologies are particularly rare in the Monegasque territory and contribute directly to the exceptional nature of the program.

🧭 How to analyze a major Monegasque transaction?

Comparing two sales solely based on their total price is rarely relevant.

The Monte-Carlo, Larvotto, Mareterra, Fontvieille and La Rousse districts have different profiles.
The prestige, generation, services and reputation of the building directly contribute to the value of the residence
Large family apartments and very large apartments are much rarer than small units.
The exteriors – terraces, rooftops, gardens and private pools – can transform the perception of the property.
The view of the sea, Port Hercule, the Rock, the Casino or the entire panorama are major assets.
The interior condition: A renovation of international standard can greatly reduce the comparison with the average references of the building.

🔑 What do these records mean for a buyer or a seller?

For the buyer

Records should not become the automatic benchmark for all goods.

The analysis must remain focused on truly comparable properties: same sector, residence, surface area, floor and level of services.

Preparing for a purchase in Monaco
For the seller

A spectacular transaction in the area does not automatically mean that all apartments can be repositioned at the same level.

The valuation must incorporate the actual uniqueness of the property and directly comparable references.
