Real estate prices in Monaco: market and neighborhoods
How much does real estate really cost in Monaco? New statistics from the Monegasque market allow us to measure the differences between Larvotto, Monte-Carlo, Fontvieille, La Condamine, La Rousse, Jardin Exotique and Moneghetti, in a market where recent programs are reaching exceptional price levels.
With an estimated price per square meter of €57,569 in 2025, Monaco occupies a very specific real estate category. However, this average should not be interpreted as a price applicable uniformly throughout the Principality.
From one neighborhood to another, from one building to another, and sometimes even between two apartments in the same residence, the floor, the view, the quality of renovation, the terrace, the services, the date of construction, and the rarity of the property can lead to considerable differences.
This data comes from real estate transactions and not from an average calculated from the prices displayed in advertisements.
This distinction is essential for a proper understanding of the Monegasque real estate market.
🇲🇨 What is the average price of real estate in Monaco?
IMSEE estimates the price per square meter of real estate transactions in Monaco at €57,569/m² in 2025
In the statistical series recalculated with the new methodology, it stood at €58,402/m² in 2024.The indicator therefore falls slightly over a year, while remaining at a historically very high level.
Ten years earlier, the recalculated series placed the indicator at €40,599/m² in 2016.
This long-term trend allows us to measure the transformation of the market, but it must be read with the statistical method used by IMSEE and not as the evolution of the price of each Monegasque apartment.
📐 How does IMSEE calculate the price per m²?
The methodology has evolved. Housing from recently built buildings now arrives quickly on the resale market and can strongly influence observed price levels.
IMSEE therefore uses a statistical model that takes into account transactions where the surface area is known, whether they are sales or resales.
In 2025, the area was known for 427 out of 470 properties falling within the relevant scope, i.e. 90.9%.
Villas are excluded from the model, as their atypical nature makes comparisons difficult. Monaco-Ville is also excluded from the neighborhood-based valuation due to an insufficient number of transactions.

One of the most interesting features of the new IMSEE series is the ability to compare neighborhoods using a consistent methodology.
These values are statistical estimates. They do not constitute an official rating for each building, nor a price at which an owner is guaranteed to sell.
Larvotto
+2.2% between 2024 and 2025 Larvotto tops the index. The district has crossed the €70,000/m² threshold for the first time. The presence of recent, ultra-high-end developments is a major factor in this new market analysis.Monte Carlo
+4.8% between 2024 and 2025 Monte Carlo remains a central sector of the real estate market. The Carré d'Or, proximity to the Place du Casino, prestigious buildings, contemporary residences and apartments with views create numerous micro-markets.Fontvieille
+4.5% between 2024 and 2025 Fontvieille presents a residential environment very different from the historic heart of Monte-Carlo: marina, residential buildings, services and urban planning resulting from maritime expansion.La Condamine

Insufficient volume for the model The Rock should not be interpreted as a less expensive neighborhood simply because no figures appear in the comparison. IMSEE excludes it from the neighborhood-based model due to an insufficient volume of transactions.🌊 Why does Larvotto exceed €70,000/m²?
The figure of €71,167/m² must be placed in the context of the recent transformation of this part of Monaco.
Contemporary programs and recently delivered properties introduce apartments onto the market whose standard, size, amenities and price levels differ significantly from the older housing stock.
Mareterra is notably linked to the Larvotto sector in the statistical classification. The arrival of this new district and other high-end developments therefore contributes to the current understanding of the market.
This does not mean that any apartment located in Larvotto is automatically worth €71,167/m².
In Monaco real estate, the building itself can be almost as important as the neighborhood.
🏗️ Newer real estate: a very significant premium
The construction period now constitutes one of the most interesting elements of the Observatory.
For homes built since 2020, the model estimates the price at €65,602/m² in 2025.
IMSEE specifically cites Mareterra, L'Exotique and Bay House among the achievements of the 2020-2029 construction period.
These values remain statistical results. The model can produce an estimate even when a limited number of transactions are available for a given combination of neighborhood and construction period.
💶 €5.9 billion in real estate transactions
The price per square meter is only part of the story of the Monegasque market. The sums involved also demonstrate the importance of the ultra-luxury segment.
Among these new sales, five transactions even exceeded 100 million euros.
The median price for new properties reached 21.2 million euros: in other words, one out of every two sales was concluded at or above this level.
🔄 The resale market is experiencing a resurgence in activity
The secondary market recorded 429 resales in 2025, compared to 365 in 2024, representing an increase of 17.5%.
Their combined value reached approximately 3.25 billion euros, an increase of 49.1%.
Monte Carlo alone accounts for 164 resales in 2025. La Rousse has 100, while La Condamine has a total of 44.
Larvotto is a particularly revealing case: only 13 resales have been recorded there, but their cumulative amount reaches approximately 851.9 million euros.
A few very high-value transactions can therefore significantly alter the interpretation of a micro-market in Monaco.
🔍 Why can two apartments in the same neighborhood have very different prices?
An average per neighborhood is useful for understanding the general hierarchy of the market, but it does not allow for estimating a specific apartment on its own.
🏙️ Carré d'Or: Why a Monte Carlo average isn't enough
The figure of €54,009/m² attributed to Monte-Carlo encompasses very different situations.
The Carré d'Or, around the Place du Casino, the Hôtel de Paris, the Métropole and the most prestigious addresses, constitutes a micro-market within Monte-Carlo itself.
The residence, the view, the architectural quality, the size and the exceptional character of certain apartments can lead to values much higher than the average indicator for the neighborhood.
This is one of the reasons why an average price per square meter should never be turned into an automatic estimate.
🏢 The name of the residence becomes a real estate asset
In Monaco, location doesn't stop at the neighborhood level.
Tour Odéon, One Monte-Carlo, Bay House, Seaside Plaza, Le Millefiori, Parc Saint Roman, Château Périgord, Memmo Center, Les Terrasses du Port or the Mareterra residences each have their own positioning.
Two properties of comparable size located a few hundred meters apart can therefore belong to very different markets.
