Mareterra: New and ultra-luxury real estate in Monaco

In Monaco, where every square meter of land is a precious resource, Mareterra is not simply a new real estate development. It is a new piece of the Principality, created on the sea and conceived simultaneously as a residential area, a landscaped space, a place for strolling and a new ultra-prime address.

The district extends the coastline between the Grimaldi Forum area, Larvotto and the entrance to Monte-Carlo. Its architecture combines apartment buildings, villas, townhouses, public spaces, shops, a small port and Mediterranean vegetation.

Mareterra was officially delivered and inaugurated on December 4, 2024.

The project, formerly known as Anse du Portier, represents approximately six hectares of new land created at sea.

Its design mobilized architects, urban planners, engineers, landscape architects and environmental experts around a particularly high ambition: to create a new extension of Monaco without treating all the land gained as a simple building surface.

🌊 Mareterra: when Monaco creates a new district on the sea

Land scarcity is one of the fundamental characteristics of the Monegasque real estate market. Mareterra provides a spectacular response to this constraint by physically extending the territory of the Principality.

Mareterra's residential offering has been deliberately diversified. It is not based on a single tower or a uniform program, but on several architectural styles and different ways of living on the Monegasque seafront.

The official website specifically distinguishes between Le Renzo, Les Jardins d'Eau, villas and townhouses.

⛵ The Renzo: Mareterra's signature architecture

Designed by Renzo Piano Building Workshop, Le Renzo is one of the most visible architectural signatures of the new district.

Its silhouette is inspired by a fragmented ship and the dialogue between light, air, water and the Mediterranean.

The building overlooks the Petit Portier and its square, at the western end of Mareterra.

Les Jardins d'Eau are developing a more directly landscape-oriented approach to residential real estate.

The ultra-residential nature of the program does not mean that Mareterra is designed as a completely closed complex.

A significant part of the project consists of public spaces, promenades and pedestrian walkways.

Prince Jacques Promenade The coastal promenade connects the new port area to the Grimaldi Forum and extends the relationship between Monaco and the Mediterranean.
The Little Portier The small port has about fifteen rings and is surrounded by a square with shops and restaurants.
The Pine Forest and The Valley These landscaped areas reflect the terrain and flora of the Mediterranean coast.
Princess Gabriella Square This square is one of the entry and meeting points of the new district.

🌱 Why is Mareterra presented as an eco-district?

Building on six hectares in the Mediterranean presented a considerable environmental challenge.

The project therefore incorporated measures concerning marine biodiversity, vegetation, energy management, water, mobility and building performance.

💧 Resource management Rainwater harvesting, irrigation control, smart meters and leak detection are among the announced devices.
☀️ Energy Solar panels, heat pumps using seawater and energy management systems are part of the system.
🌳 Landscape A significant portion of the six hectares is dedicated to plantings and unbuilt spaces.
🏅 Certifications The project was developed around several standards, including HQE Aménagement, BREEAM, BiodiverCity and Port Propre.

💎 How much is real estate worth in Mareterra?

Mareterra belongs to such a specific segment that it would be misleading to mechanically apply an average price per square meter to it.

€71,167/m² Estimated statistical price for the Larvotto district in 2025 according to the IMSEE Real Estate Observatory.

In the nomenclature used to analyze the market, Mareterra contributes to the Larvotto sector.

But €71,167/m² is not "the price of Mareterra". It is a neighborhood indicator that includes very different properties, buildings and construction generations.

The apartments, duplexes, penthouses, villas and other exceptional properties in Mareterra must be analyzed individually.

The delivery of recent, ultra-high-end developments, including Mareterra, has contributed to transforming the statistics of the Monegasque market. Larvotto has thus become the first area in Monaco to exceed the €70,000/m² threshold in the IMSEE index.
