The penthouse occupies the top floor(s) of a building, often in its entirety. It has no upstairs neighbors — this is one of its fundamental values.
A large terrace — often several tens to hundreds of square meters — is the defining element of the penthouse. It can be designed as a rooftop garden, outdoor pool, or reception area.
A 180° or 360° view of the city, the sea, or the surrounding landscape is a key factor. A penthouse without an exceptional view loses most of its value.

Apenthouse simply refers to an apartment located on the top floor of a building, often with a small terrace. It's a common architectural term that doesn't imply any particular level of amenities. A penthouse can be a standard 50 m² apartment with a 5 m² balcony.
The penthouse is a different category altogether—it involves a generous living area (often 150 to 500 square meters or more), a large terrace (sometimes larger than the apartment itself), high-end amenities, and an architectural design that makes it a truly unique residence within the building. The price difference between the two can be a factor of two to five.

Penthouses are the most expensive residential properties per square meter in any real estate market. Their structural scarcity—only one per building—and sustained international demand maintain prices that can be two to three times higher than those of apartments in the same building.
