Vilanculos: the gateway to premium seaside real estate
Located in the province of Inhambane, Vilanculos — or Vilankulo according to local usage — is one of the main access points to the Bazaruto Archipelago. Its airport facilitates the arrival of international travelers and connections to the islands.
This accessibility gives Vilanculos a unique role: the destination combines local life, tourism, seaside residences, villas, and hospitality establishments. For a buyer, it can therefore represent an alternative to the islands themselves, with more direct access to mainland infrastructure.
The area's tourism potential is also recognized by the Mozambican authorities. INATUR, in particular, is presenting development projects in Vilanculos that integrate villas, hotels, and commercial spaces.
Bazaruto: five islands in a protected environment
Created in 1971, the Bazaruto Archipelago National Park covers approximately 1,583 km² off the coast of the districts of Vilankulo and Inhassoro.

The environment is characterized by dunes, beaches, turquoise waters, coral reefs, and lagoons. The park was created specifically to contribute to the protection of the dugong and sea turtles.
This environmental dimension is fundamental to real estate. A property located in or near a protected area should never be analyzed as simply a building plot. The possibilities for construction, conversion, or development must be thoroughly examined before any project.
Benguerra: an international image of island luxury
Benguerra contributes significantly to Bazaruto's upscale image. The establishments present in the archipelago demonstrate that the destination has long been part of an international tourism sector that prioritizes privacy, nature, and island experiences.
For an investor, this does not mean that all properties are freely available or developable. On the contrary, scarcity and environmental protection make legal, land, and administrative due diligence particularly important.

In this type of market, luxury is not solely based on the size of the villa. Value can be strongly influenced by direct beach access, views, privacy, land size, sea access, proximity to an airport, and the property's autonomy.
For isolated sites, additional requirements include water supply, electricity production, telecommunications, staff accommodation, technical equipment and access by boat or air.
The Quirimbas: the other face of island Mozambique
Nearly 1,000 kilometers further north, in the province of Cabo Delgado, the Quirimbas archipelago offers a very different environment from Bazaruto.
The Quirimbas National Park was created in 2002 and covers approximately 7,500 km² of land and sea. According to the Mozambique National Conservation Areas Administration, the archipelago comprises 27 islands, 11 of which belong to the national park.
Coral reefs, mangroves, beaches, and historical heritage—particularly on Ibo Island—contribute to the region's unique identity. Official Mozambican tourism also promotes islands such as Quilálea, Vamizi, and Medjumbe.
Private island in Mozambique: an exceptional real estate asset
Buying a private island is not the same as buying a large villa with a larger plot of land. It is necessary to simultaneously analyze land use rights, existing buildings, infrastructure, permits, access conditions, and the actual development possibilities.
An island already equipped with housing, technical facilities, water or energy production and potential air access is therefore not valued according to the same criteria as a virgin island plot.
