Sommerschield: a high-end residential market
Sommerschield is one of the most representative sectors of Maputo's high-end residential market. Local data published in June 2026 shows indicative values ranging from approximately 12.52 to 24.92 million meticais for some two-room apartments.
For houses, the range becomes much larger. The benchmarks published for T3 houses range approximately from 17.2 to 38.4 million meticais, while large T4 houses with a pool can reach significantly higher levels, with advertised offers up to 120 million meticais and more.
These discrepancies precisely illustrate why a national average would be of little significance. In luxury real estate, value depends as much on location as on size, land, security, amenities, architectural quality, and the scarcity of supply.
Polana, Costa do Sol and Triunfo: different profiles
Polana Cimento offers a more urban and central environment, with a strong presence of luxury apartments and residences. Costa do Sol benefits from its connection to the coastline and the Marginal area, while Triunfo is part of a more recent residential development.
Local data available in 2026 indicates, in particular, an increase in demand in Triunfo and the development of new residential projects along the Polana–Triunfo–Marginal Nord axis. Leaving Maputo for the coast completely changes the perception of the market. Vilanculos is one of the gateways to the Bazaruto Archipelago and is part of an economy strongly linked to tourism, seaside residences and high-end hospitality.
Mozambican tourism authorities have identified Vilanculos as a hub for tourism development, noting projects there that combine hotels, villas, and commercial infrastructure. The Bazaruto Archipelago, protected as a national park, includes Bazaruto, Benguerra, Magaruque, Santa Carolina, and Bangué.

Quirimbas: the very particular market for island properties
In the north of the country, the Quirimbas archipelago belongs to yet another world: that of island properties, tourist projects, and extremely rare assets. Their value is incomparable to that of an apartment in Maputo or a traditional residential house.

Land tenure is a fundamental aspect of understanding real estate in Mozambique. According to the country's Constitution and land laws, land belongs to the State. Therefore, it is not purchased through the same mechanism of full land ownership that a French buyer might be accustomed to.
Land use is based in particular on the Direito de Uso e Aproveitamento da Terra (DUAT), that is, a right to use and benefit from the land. APIEX's official documents indicate that a DUAT can be granted for a maximum period of 50 years, renewable for a further 50 years in situations stipulated by the regulations.
The legal situation, however, depends on the property, the owner, the nature of the project, and the structure of the acquisition. A foreign buyer should therefore have each transaction reviewed by qualified professionals in Mozambique before making any commitment.

How to value a luxury property in Mozambique?
For a high-end property, several elements must be studied together: the exact location, the environment, the quality of construction, the built and land areas, the view, access to the ocean, the amenities, water and energy self-sufficiency, security, and the legal situation.
For a tourist or island property, other parameters can become decisive: maritime access, proximity to an airport, development opportunities, existing infrastructure, licenses and permits.
A price displayed on the Internet is therefore never by itself a sufficient reference to determine the value of an exceptional property.
