The first surprise is immediate: the surface area varies from 170 to over 460 m² for prices that nevertheless belong to a comparable budget.
This is not an anomaly. This is precisely what characterizes ultra-prime real estate.
In the first case, a considerable portion of the value is concentrated in an exterior that is almost impossible to replicate. In the others, the budget buys more of the space, the architecture, and the prestige of a major residential address.
9.1 million euros for 170 m²: how can this be explained?

In Passy, in the 16th arrondissement, an architect-designed penthouse currently listed at around 9.1 million euros offers a particularly spectacular case.
The apartment measures approximately 170 m² according to the Carrez law. Taken in isolation, this figure might seem modest in relation to the budget.
But it benefits from a 593 m² panoramic terrace, planted, protected from view, with a remarkable view of the Eiffel Tower.
The property has three bedrooms, large bay windows, secure parking and a cellar.
This example perfectly demonstrates why the price per square meter of living space can be misleading for certain exceptional properties.
A terrace of this size is no longer simply an amenity. It becomes one of the main attributes of the property.

Can you buy a real penthouse in Paris with 10 million euros?
Yes. Around this envelope, we find configurations that truly combine the top level, significant exterior space, light, and views.
272 m² and nearly 135 m² of terrace on the left bank
Between the Faubourg Saint-Germain and the Quai d'Orsay museum, an architect-renovated penthouse is currently offered at 8.99 million euros.
It offers approximately 272 m² of living space (Carrez law) and benefits from a furnished terrace of approximately 135 m² with unobstructed views over the rooftops of Paris.
The apartment is arranged over two levels, served by a private elevator, with four bedrooms and spacious reception areas.
Another penthouse in the 7th arrondissement, located near Rue du Bac and Sainte-Clotilde, is listed at 11 million euros.
Its weighted surface area reaches approximately 273.5 m² and it benefits from a 62 m² terrace offering views of several Parisian monuments: Eiffel Tower, Invalides, Pantheon and Sacré-Cœur in particular.
The penthouse marks a true change in category.
At this budget level, the outdoors is no longer necessarily just a balcony. It can become a true living space, or even the element around which the entire apartment is organized.

At the other end of the spectrum, the same budget can buy a considerably larger area.
400 m², 4.10 meters ceiling height and Foch address
In the Foch / Victor-Hugo area, an apartment of approximately 400 m² is currently listed at 9.96 million euros.
Located in a cut-stone building erected at the beginning of the 20th century, it notably benefits from a ceiling height reaching 4.10 meters.
An entrance gallery, a large reception room with a fireplace, a dining room, a TV lounge, an office and a master suite make up an apartment designed more like a grand residence than an ordinary dwelling.
Nearby, another offer on Avenue Foch illustrates this logic even more clearly: 463 m² for 9.5 million euros.
The apartment, fully renovated and air-conditioned, has a triple reception room, four bedrooms and a ceiling height of approximately 4.20 meters.
It also benefits from a green view of Avenue Foch.
The budget is almost identical. The real estate proposal, however, is practically completely different.
Does 10 million allow access to large reception apartments?
Yes, and that's one of the most interesting changes compared to the 5 million euro budget.
In Paris, very large reception apartments are not valued solely for their size.
They are distinguished by the way this space is distributed: entrance gallery, double or triple reception, separate dining room, library, office, generous circulation areas and clear separation between reception and private spaces.

What 10 million euros still cannot guarantee in Paris
Ten million is an exceptional budget. But Paris remains capable of making certain combinations even rarer than the budget itself.
In Paris, the true peak of the market begins when a property simultaneously combines what is usually found separately.
10 million euros: are we already in the ultra-prime period?
Price alone is not enough to define an ultra-prime apartment. Furthermore, there is no legal or administrative threshold that automatically places a property in this category.
But at around 10 million euros, a large proportion of the properties observed do indeed have several characteristics associated with the top of the market: sought-after micro-location, remarkable volumes, terraces, views, architecture, sophisticated renovation or extreme rarity.
