What can you buy in Paris with 20 million euros?
At twenty million euros, Parisian real estate takes on a different character. The choice can be an apartment facing the gardens of the Palais-Royal, a duplex with a garden near the Luxembourg, a private residence on the Left Bank or a true private mansion of several hundred square meters.

What real difference does a budget of 20 million euros make in Paris?
At this level, the buyer is no longer simply looking for a larger luxury apartment. They can begin to choose between several radically different forms of real estate ownership.
At around five million euros, the market still imposes very visible trade-offs between surface area, address, view and exterior.
At ten million, very large apartments, penthouses and exceptional terraces become more accessible.
Around twenty million, a new boundary appears: the one that sometimes separates the exceptional apartment from the Parisian property.
Private garden, separate entrance, private mansion, multiple levels, spa, parking and free ownership are now among the configurations that can be encountered.
This does not mean that twenty million will buy you every property in Paris. Quite the contrary: the higher you go in the market, the more unique certain combinations become.
What can you really find around 20 million euros?
The market snapshot visible in September 2026 shows four very different ways to spend a budget close to twenty million.
€17.85 million
€19.80M
arrondissement €18.75M
arrondissement €20.50 million
From 265 to 625 m²: once again, the surface area alone does not explain the value at all.
In the first case, the buyer pays for an address that is almost impossible to replicate and a direct view of one of the most sought-after historical landscapes in Paris.
In the second, he buys the equivalent of a house with a private garden in the heart of the left bank.
In the following two, he enters the world of Parisian residences and private mansions.
€17.85 million for 265 m²: when a prime address becomes an absolute rarity
An apartment facing the gardens of the Palais-Royal
In the 1st arrondissement, an apartment of approximately 265 m² is currently listed at 17.85 million euros.
Located on the main floor with elevator access in an old building, it enjoys a direct and unobstructed view of the Palais-Royal gardens.
It offers generous living spaces, a large living room, a dining room and five bedrooms with their own bathrooms.
When considered in relation to the surface area alone, the amount may seem staggering.
But it is precisely here that ultra-prime Parisian real estate ceases to be able to be analyzed as a homogeneous market.
The address, the perspective, the calm, the prime floor and the rarity of the available supply form a combination that the market cannot produce at will.
This logic ties in with our report on why some Parisian apartments exceed €30,000/m² .
€19.8 million: can you live like you would in a house near Luxembourg?
371 m², 225 m² of garden and two terraces
A few minutes from the Luxembourg Gardens, a duplex of approximately 371 m² is currently listed at 19.8 million euros.
Located in a Directoire-style private mansion, the property has been completely redesigned and renovated.
Its uniqueness lies mainly in its private garden of approximately 225 m², to which are added two terraces of approximately 38 and 21 m².
Triple reception, six bedrooms, independent studio and two parking spaces complete the package.
The apartment begins here to borrow the codes of the house.
A truly private garden, multiple outdoor spaces, several levels and nearly 370 m² of living space eliminate some of the compromises traditionally associated with apartment living.
It is precisely this type of property that explains why the word "apartment" can become misleading in the ultra-luxury sector.
Legally, it remains part of a condominium building. In everyday experience, however, it can feel more like an urban dwelling.
€18.75 million: a veritable residence on rue de Grenelle
A property of approximately 487 m² with terrace, spa and parking
In the 7th arrondissement, on rue de Grenelle, a residence presented as a superb private mansion is offered for around 18.75 million euros.
The advertisement indicates approximately 487 m² of floor space and a terrace of approximately 70 m².
Spread over several levels, the property includes an entrance gallery, living room, dining room, master suite, several suites, gym, sauna and two levels of underground parking that can accommodate several vehicles.
At this level, the comparison with a classic apartment no longer makes much sense.
The buyer is looking for vertical circulation, a true separation of uses, reception areas, wellness services and a form of independence closer to that of a house.
It is no longer just about having a beautiful view or a large area, but about owning a place organized like a real home.
Can you buy a private mansion in Paris with 20 million euros?
Yes. And that's probably the most dramatic symbolic change compared to the budgets of 5 and 10 million euros.
625 m² near the Arc de Triomphe
In the 16th arrondissement, Iéna / Arc de Triomphe area, a private mansion of approximately 625 m² is currently offered at 20.5 million euros.
Completely renovated, it has fourteen rooms, five bedrooms and an elevator serving all levels.
Courtyard, balcony and parking complete this property.
From this level, the buyer can therefore truly compare an ultra-prime apartment and a detached property.
Absolutely exceptional address, irreplaceable view, prime floor or top floor, building services, security and ease of use.
Independence, multiple levels, separate entrance, living space, courtyard or garden and sometimes full ownership.
The choice is therefore no longer necessarily between two apartments.
It can become: would you prefer to own one of the most beautiful views of Paris or your own home in the heart of Paris?
To delve deeper into this typology: is it possible to buy a private mansion in Paris?
At 20 million, should you choose the address or the property?
This is one of the most interesting paradoxes of this market.
The same budget range can correspond to approximately 265 m² facing the Palais-Royal or to more than 600 m² in a private mansion in the 16th arrondissement.
No comparison based solely on price per square meter can accurately reflect this difference.
👑 The irreplaceable address
Palais-Royal, Saint-Germain, Invalides or other micro-addresses can concentrate considerable heritage value.
🌿 Outdoor luxury
A private garden of several hundred square meters in the heart of Paris is an almost structural rarity.
🏛 The luxury of independence
The private mansion offers a residential experience that an apartment cannot fully replicate.
Is it possible to buy a private mansion with a garden for 20 million?
Yes, some properties can fit within this budget. But as soon as you combine a large surface area, impeccable renovation, an exceptional garden and a particularly sought-after area, the budget can quickly be exceeded.
An example currently visible in Auteuil illustrates this very clearly.
A renovated private mansion of approximately 600 m² of living space, situated on a wooded garden of approximately 800 m², is presented at 24.9 million euros.
It includes a master suite of approximately 100 m², a terrace with jacuzzi, several bedrooms, a fitness area, a hammam, an independent pavilion and two parking spaces.
The garden changes everything.
In Paris, a large house is rare. A large house with several hundred square meters of garden protected from view is infinitely rarer.
This difference explains why going from 20 to 25 million can sometimes buy not just a few extra square meters, but an additional degree of independence and exclusivity.
What 20 million euros still cannot guarantee in Paris
This is the final paradox of our trilogy: even with twenty million euros, it is still possible not to find the property that exactly matches one's specifications.
It is when address, surface area, garden, view, independence and history come together that the market can once again change scale.
How high can the Parisian market go beyond 20 million?
Far beyond that.
The market visible in September 2026 includes, for example, a private mansion of approximately 600 m² in Auteuil presented at 24.9 million euros.
We also see real estate complexes and Parisian private mansions whose asking prices far exceed this budget.
A private mansion in the 8th arrondissement, measuring approximately 1,366 m², has thus appeared on the market at over 67 million euros.
This observation helps to understand why the term "ultra-luxury" itself covers several levels.

5, 10 or 20 million euros: what really changes?
Our three articles now allow us to visualize the progression of the Parisian market without reducing it to a simple multiplication of square meters.
💶 Around €5 million
We are entering the very high-end market. The trade-off between address, size, view, floor and outdoor space remains very important.
💎 Around €10 million
Several rare features are beginning to be able to be combined: very large areas, penthouses, spectacular terraces and reception rooms.
👑 Around €20 million
The choice can now be between an ultra-prime apartment, a duplex with a garden, an urban residence, and a true private mansion.
At the extreme end of the market, value is concentrated in what can almost never be replicated.
Find the first two parts: Paris with 5 million euros and Paris with 10 million euros .
Is it still necessary to look at the price per square meter at this market level?
Yes, particularly to maintain a point of comparison with competing transactions and goods.
But its explanatory power diminishes greatly when comparing properties whose characteristics become unique.
Mechanically comparing a 265 m² apartment facing the Palais-Royal gardens with a 625 m² private mansion would make little sense.
The first buys, in part, a perspective and an address impossible to replicate. The second buys the independence and size of a home.
The amounts in this article are introductory prices.
They describe what the visible market offers at around twenty million euros at the time of our research in September 2026.
They do not constitute authenticated selling prices, nor an official rating of ultra-prime Parisian real estate.
Key takeaway: what can you buy in Paris with 20 million euros?
With approximately twenty million euros, the buyer reaches one of the most exclusive strata of the Parisian residential market.
The offers observed show that he can consider a 265 m² apartment facing the Palais-Royal, a 371 m² duplex with 225 m² of garden, a residence of approximately 487 m² on the left bank or a private mansion of approximately 625 m².
At this level, the choice is therefore no longer solely about the size of the accommodation.
It contrasts different forms of scarcity: address, view, garden, history, independence, and architecture.
A hidden garden, a historic view, a detached house or an address that can never be recreated.
And that is precisely why, even at twenty million, the ideal property can still be rare.
