Is it possible to buy an apartment with a view of the Seine in Paris?
The Seine flows through Paris for about ten kilometers, but the apartments that actually overlook it represent a tiny fraction of the housing stock. Between the Île Saint-Louis, the Île de la Cité, the historic quays of the Left Bank, and the high floors of western Paris, the view of the river takes on very different forms.

Why is an apartment with a view of the Seine rare in Paris?
Seeing the Seine from a Parisian window seems almost natural in the collective imagination. In real estate reality, it's a much rarer occurrence.
First, the building must face directly towards the river or have a sufficiently open view. Then, the apartment must occupy the right facade, the right floor, and have windows facing the right direction.
On some quays, trees, buildings, bridges, differences in level or even the geometry of the river considerably alter the perspective.
And seeing a glimpse of the river doesn't mean you have a true Seine view. In luxury real estate, the quality of the view is at least as important as the address.
It is precisely this combination of location, orientation, floor and open space that transforms certain views into real estate attributes impossible to reproduce.
How much does an apartment with a view of the Seine currently cost?
There is no single price. On the contrary, the current market situation reveals a considerable range.
, Paris 16th arrondissement
Île de la Cité
, Île Saint-Louis
These examples obviously do not constitute a rating of the Seine view, nor an average.
They show something much more interesting: the presence of the river alone is not enough to explain the price.
The address, the floor, the quality of the view, the building, the surface area, the balcony, the condition of the property and the visible monuments profoundly alter the value.
Where can you find the most beautiful views of the Seine in Paris?
The river flows through extremely different real estate universes.
🏝 Île Saint-Louis
Historic quays, old buildings, views of the river and sometimes of several monuments: this is one of the most heritage-rich expressions of the Seine view.
⛪ Île de la Cité
The Seine can be associated with Notre-Dame, the bridges and a Parisian landscape with a very strong identity.
🏛 Left Bank
Quai d'Orsay, Quai Voltaire, Quai Anatole-France or neighboring areas offer some of the most sought-after views in Paris.
🗼 Trocadero
Some addresses in the 16th arrondissement allow you to combine the Seine, the Eiffel Tower and wide horizons.
🌊 Passy
Buildings overlooking the river can benefit from very open views of the Seine and western Paris.
🌆 Beaugrenelle
The upper floors of contemporary residences offer a more panoramic and modern view of the river.
Île Saint-Louis: Is it possible to live literally facing the Seine?
Yes. And it's probably one of the most emblematic situations in the Parisian market.
168.5 m² on the Quai de Béthune, facing South and East
On the quayside in Béthune, an apartment of approximately 168.5 m² is currently listed at 3.2 million euros.
Located in a prestigious building erected in 1930, it benefits from unobstructed views of the Seine and a South and East exposure.
The plan includes an entrance gallery, a living room, a corner dining room and two bedrooms.
This type of configuration offers an almost permanent relationship with the river: the light, the sky, the trees and the water become an integral part of the interior decor.
This is probably one of the reasons why apartments directly facing the river possess an emotional dimension that is difficult to translate solely into price per square meter.
How high can the value of Île Saint-Louis go?
Approximately 190 m², fifth floor and exceptional view of the Seine
Another apartment currently on display on Île Saint-Louis illustrates the upper end of this micro-market.
At approximately 190 m², it occupies the fifth floor of an 18th-century building and benefits from a private elevator.
On the quayside, the living room with balcony, dining room, kitchen and several other rooms enjoy a remarkable view of the Seine and Parisian monuments.
The presentation price reached 12.5 million euros.
Comparing this property to the previous one solely by surface area would obviously be misleading.
The height, the balcony, the quality of the view, the building, the layout, the exact address and the exceptional nature of the property create a very different market.
That is why no universal bonus can be seriously applied to all apartments overlooking the river.
Île de la Cité: where the Seine meets Notre-Dame
The Île de la Cité offers another experience of the river.
Here, the view can combine the Seine, the bridges, the historic quays and the immediate proximity of Notre-Dame.
124 m², upper floor and triple reception room facing the Seine
An apartment of approximately 124 m² is currently offered at 2.9 million euros on the Île de la Cité.
Located on the third floor with elevator, the only one on the floor, it retains herringbone parquet flooring, moldings, a fireplace and approximately 3.20 meters of ceiling height.
Its triple reception area boasts an unobstructed view of the Seine, with Notre-Dame as its neighbor.
This is a good example of what makes a Parisian view so powerful as a heritage site: the river is not alone.
It is part of a landscape where several historical markers can be seen simultaneously.
Why are the quays on the left bank so sought after?
Because they can bring together the river, monuments, beautiful buildings and some of the most heritage addresses in the capital.
Quai d'Orsay, Quai Voltaire, Quai Anatole-France and several neighboring areas benefit from a unique situation.
Depending on the address and orientation, the perspective may lead towards the right bank, the bridges, the Tuileries, the Louvre, the Grand Palais or other Parisian monuments.
An apartment on the Quai d'Orsay currently offered for rent illustrates, for example, the desired configuration: fifth floor with elevator, double reception facing the Seine and several rooms oriented towards the river.
On the historic quays, the view can become part of our heritage.
We are no longer simply looking at the water. We are looking at Paris from a position that is itself part of its real estate history.
Trocadero and Passy: where the Seine meets the Eiffel Tower
In western Paris, the view of the Seine can change completely in character.
The upper floors of some buildings in the 16th arrondissement offer a much wider panorama.
245 m² with views of the Seine and the Eiffel Tower
Near the Trocadero, an apartment of approximately 245 m² is currently listed at 5.8 million euros.
Located on the third floor with elevator of a Haussmannian building, it has been recently renovated and combines views of the Seine and a perspective of the Eiffel Tower.
Another, more compact apartment shows that this type of panorama is not reserved for very large spaces.
In Auteuil, a renovated apartment of approximately 85 m², located on the thirteenth floor, is currently listed at 1.3 million euros.
Its balcony boasts an unobstructed panoramic view of the Seine, the Eiffel Tower and the rooftops of Paris.
These experiences are not interchangeable. They correspond to different ways of inhabiting Paris.
Beaugrenelle: another way of looking at the Seine
Contemporary real estate offers a different relationship with the river.
In the Beaugrenelle area, the taller buildings sometimes allow one to overlook a large part of the Seine and western Paris.
A corner apartment of approximately 94 m², currently listed at 1.25 million euros, illustrates this configuration.
Located on a high floor in a secure residence with 24/7 concierge service, it enjoys wide views of the river and western Paris.
Old building, quay, bridges, monuments, high ceilings and direct connection to the history of Paris.
High floor, large windows, open horizon and a much wider view of the Seine's course.
It's not about determining which one is "better".
They simply reflect two different conceptions of Parisian luxury.
What truly makes a view of the Seine high quality?
Two advertisements can both mention "Seine view" without offering the same experience.
It can be the one that makes up the most exceptional Parisian landscape with the river, the light, the bridges and the monuments.
Does a view of the Seine increase the price of an apartment?
A beautiful view of the Seine is generally a positive attribute in prestigious Parisian real estate.
But it would be misleading to attribute a universal bonus to it.
The examples currently visible show precisely why: the mention "Seine view" appears on properties whose prices, sizes, floors and environments are extremely different.
The effect of the view must therefore be analyzed in conjunction with the other characteristics of the property.
View + floor
A high position can greatly expand the panorama and the brightness.
View + exterior
A balcony or terrace makes the perspective much more directly usable.
View + monument
The Seine combined with a view of Notre-Dame or the Eiffel Tower creates a rarer combination.
The mechanism is similar, but not identical, to the one studied in our report: does a view of the Eiffel Tower really increase the price?
A view of the Seine and a view of the Eiffel Tower: are they the same kind of rarity?
No.
The Eiffel Tower is a unique focal point. The Seine is a landscape.
A view of the Eiffel Tower can be spectacular even from an apartment relatively far from the monument.
A view of the Seine, however, depends more on the relationship between the building and the river: distance, angle, width, floor, bridges, trees and architectural environment.
Some properties obviously combine both, particularly in western Paris.
This combination could constitute one of the most sought-after panoramas on the Parisian market.
What should you check before buying an apartment with a view of the Seine?
The beauty of the view should not make us forget ordinary real estate criteria.
Is it possible to find a view of the Seine without having several million?
Yes.
This is actually one of the interesting lessons learned from observing the market.
A view of the Seine is not exclusively reserved for apartments of 200 or 300 m² located in the most expensive districts.
The visible market includes smaller spaces, particularly on the upper floors of western Paris, which also benefit from remarkable views.
Conversely, the most exceptional configurations of Île Saint-Louis can reach extremely high levels.
A window, a balcony, a floor, an orientation, and a monument in the perspective can completely transform the value of the landscape.
Key takeaway: Is it possible to buy an apartment with a view of the Seine in Paris?
Yes, and the offer covers a much wider range of configurations than one might imagine.
You can find a panoramic view from a high floor of the 16th, a perspective of the Seine and Notre-Dame from the Île de la Cité, or live almost directly above the river on the Île Saint-Louis.
But the most exceptional properties do not simply "see the Seine".
They stage it.
It brings depth, sky, light and that rare feeling that Paris opens up before the windows.
It is this relationship to the landscape, more than a simple mention in an advertisement, that transforms certain Seine views into genuine attributes of prestige.
