Does a view of the Eiffel Tower really increase the price?

Sometimes, just a few meters of height and a perfectly unobstructed angle are enough to elevate a Parisian apartment to a new level. But not all "Eiffel Tower views" are created equal, and their value cannot be summed up by a magic percentage.

Yes, a genuine view of the Eiffel Tower can significantly increase the value of a Parisian apartment. Several specialists predict that in 2026, premiums could reach approximately 15 to 25%, or even more for certain exceptional properties. However, there is no universal notary premium: the value depends on the quality of the view, the floor, the orientation, the terrace, the address, and above all, the scarcity of comparable properties.

What is the price premium for a view of the Eiffel Tower?

The most serious answer is also the least spectacular: there is no single percentage applicable to all apartments.

The notaries of Greater Paris measure prices based on recorded transactions and publish standardized prices by arrondissement and neighborhood. However, they do not publish an official index that would allow them to state that a view of the Eiffel Tower is systematically worth X% more.

It is therefore necessary to distinguish between general notarial data and estimates made by professionals specializing in properties with a view and high-end real estate.

In 2026, several market analyses frequently place the valuation of a direct and truly unobstructed view in the range of 15 to 25% compared to a comparable apartment without this quality, with differences likely to be greater for the rarest situations.

15 to 25%?

A market indicator frequently cited in 2026 for certain direct views, and not an official rule. The true premium can only be calculated by comparing genuinely comparable properties.

This is a crucial point: comparing a sixth floor with a terrace facing the monument to a first floor overlooking a courtyard does not allow us to isolate the value of the view.

To properly measure a premium, ideally two apartments should be compared that are similar in terms of address, size, floor, condition and architectural quality, only one of which benefits from a view.

Do all views of the Eiffel Tower have the same value?

Absolutely not. Two advertisements can use the exact words "Eiffel Tower view" and offer two radically different experiences.

View glimpsed A small part of the monument is visible from a specific angle or a secondary room.
Side view The monument is clearly identifiable, but does not directly structure the main perspective.
Unobstructed view. The Eiffel Tower occupies a real place in the landscape from one or more important rooms.
Iconic view: Frontal or panoramic perspective, large openings, high floor and possibly a terrace.

The value also depends on the room from which the monument is viewed.

An Eiffel Tower visible from the living room, dining room and master bedroom obviously does not produce the same effect as a tip of the monument seen from a kitchen window.

"Eiffel Tower view" is not a binary characteristic. What matters is the place the monument actually occupies in the daily experience of the apartment.

How can we concretely assess the quality of a view?

01

The angle

A frontal perspective is generally more spectacular than a strongly lateral view.

02

The distance

Too close or too far away, the perception changes. Each distance produces a different relationship with the monument.

03

The clearance

Roofs, trees, buildings and constructions can cut off or frame the perspective.

04

The room

A view from the reception area generally carries more weight than a view from a hallway or secondary room.

05

The width

A bay window or several windows give the panorama a very different presence than a narrow opening.

06

The exterior

Being able to step out onto a balcony or terrace facing the monument profoundly transforms the use of the view.

Where can you find apartments with a view of the Eiffel Tower?

Contrary to what one might intuitively think, it is not necessary to live immediately at the foot of the Eiffel Tower to see it.

The most sought-after views are concentrated in the 7th, 16th, and parts of the 15th arrondissements. Other, rarer views can be found from certain buildings in the 8th arrondissement and other elevated points in the capital.

Sector Type of perspective Desired characteristics
Champ-de-Mars Spectacular proximity to the monument High floor, balcony, reception facing the Tower
Gros-Caillou Close-up views, sometimes associated with Les Invalides Apartment with windows on both sides, beautiful reception rooms, upper floor
Trocadero Iconic view overlooking the Champ-de-Mars Unobstructed facade, high floor, terrace or balcony
Passy More distant perspectives, but sometimes very open High floors, panoramic views, quiet
Seine Riverfront High and panoramic views Large windows, high floor, favorable orientation
Golden Triangle Views are less frequent depending on the building and floor Prestige of the address combined with the perspective

On Propriétés De Charme, our market survey dedicated to the most expensive apartments with Eiffel Tower views precisely illustrates this diversity of configurations and budgets.

Why does the floor change the value of the view so much?

Because in Paris, a few meters of height can be enough to make a roof, a tree, or a building disappear from view.

Several specialists in the Parisian market believe that higher floors are naturally favored for monumental views, with the fifth, sixth or seventh floor often allowing one to go beyond part of the roofline.

However, this observation should not be turned into an absolute rule.

A third floor directly opening onto a protected vista can offer a far superior view to that of a sixth floor located on a less favorable street.

Upper floor + elevator

In luxury real estate, the two characteristics often need to be considered together.

An exceptional view on the sixth floor of an old building without an elevator does not correspond to the same market as an equivalent apartment benefiting from direct access by elevator.

Terrace with a view of the Eiffel Tower: the most sought-after combination?

It undoubtedly belongs to the most desirable configurations on the Parisian market.

The terrace transforms a contemplative view into a true living space. The monument is no longer simply framed by a window: it becomes a component of the exterior landscape of the dwelling.

But not all terraces are created equal. Depth, orientation, access from the living room, privacy, noise, and wind exposure must all be considered.

A window overlooks Paris. A terrace allows you to live overlooking Paris.

When you add top floor, large terrace, frontal view of the Eiffel Tower and no overlooking neighbors, the number of truly comparable properties becomes extremely small.

It is precisely in these situations that the classic price per square meter loses some of its explanatory power.

Does the Eiffel Tower need to be visible from the living room?

To produce its highest use value, ideally yes.

In a luxury apartment, the reception rooms are the heart of the experience.

A view from the living room or dining room can therefore have more impact than an identical view accessible only from a bedroom.

The most spectacular configuration often involves bringing the monument into the natural axis of the room: from the sofa, the table or the terrace, without needing to lean out of a window to see it.

In the most successful apartments, you don't look for the Eiffel Tower. It's simply there.

Do daytime views and nighttime views have the same value?

The unique feature of the Eiffel Tower is precisely that it offers several experiences throughout the day.

In the morning, it blends into the urban landscape. At sunset, the light and the apartment's orientation can completely alter the perception of perspective. At night, the monument's lighting gives it a different presence.

This dimension explains why visiting an exceptional apartment should not be limited to just a few minutes in the middle of the day.

Natural light, direct sunlight, nighttime lighting, reflections on windows and the ambiance of the terrace deserve to be appreciated when the financial stakes of the view become important.

Can a view of the Eiffel Tower disappear?

This is probably the most important question after admiring the view.

A current perspective is not necessarily an intangible guarantee for future decades.

Depending on the situation, a neighboring project, an extension, a roof transformation, the development of vegetation or a modification of the environment can affect all or part of the panorama.

Professionals specializing in buying with a view therefore recommend, in particular, examining the urban environment and projects likely to alter the view.

The right question to ask before buying

It is not enough to ask: "Is the Eiffel Tower visible today?"

We must also ask ourselves: "What guarantees or weakens this prospect?"

Does a view of the Eiffel Tower explain apartments costing over €30,000/m²?

It can contribute very strongly, but it almost never explains everything on its own.

To sustainably reach the highest levels of the market, the view generally needs to meet other characteristics: micro-address, quality of the building, floor, elevator, surface area, layout, architecture, renovation and possibly exterior.

This is what we analyzed in our report: why do some apartments in Paris exceed €30,000/m²?

An extraordinary view in an apartment with serious structural defects does not necessarily produce the same value as an identical view in an architecturally flawless apartment.

Eiffel Tower view and ultra-prime apartment: are they the same thing?

No.

An Eiffel Tower view is a particularly desirable attribute, but an ultra-prime apartment is defined by a much broader combination of features.

An apartment can therefore be ultra-prime without seeing the Eiffel Tower: Place Vendôme, Saint-Germain-des-Prés, Île Saint-Louis or Palais-Royal have their own criteria of rarity.

Conversely, catching a glimpse of the Eiffel Tower is not enough to automatically transform an apartment into an ultra-prime property.

What should you check before buying an apartment for its view?

👁 The reality of perspective: Visit from each room and do not rely solely on wide-angle photographs.
🏙 The clearance Examine the buildings, roofs and plots of land located between the apartment and the monument.
📐 Surface area : Distinguish between Carrez area, floor area, balconies and terraces.
☀️ Orientation: Observe the light, direct sunlight and thermal comfort.
🔭 Sustainability : Find out about urban or real estate projects that may change the perspective.
🔊 The nuisances: An extraordinary view does not make traffic, events or urban noise disappear.
🏢 Condominium: Check work, charges, elevator, roof and common areas.
💶 The actual premium charged: Compare the property with similar alternatives to determine what the seller is actually charging for the view.

Can the financial value of the Eiffel Tower be calculated exactly from one's window?

It can be estimated. It is much more difficult to isolate it perfectly.

That's the whole difficulty with rare goods. Sight rarely comes alone.

It is often associated with a higher floor, more light, a balcony, better orientation and sometimes a more desirable address.

Attributing the entire price difference to the monument alone would therefore frequently lead to an overestimation of its premium.

The most relevant method is to search for goods that are as comparable as possible and to gradually understand which characteristics explain the difference.

The Eiffel Tower has a price. But that price is never entirely separate from the apartment from which it is viewed.

Why does this view retain such power in luxury real estate?

Because it combines two forms of rarity.

The first is physical: Paris has a limited number of apartments whose geometry allows a truly unobstructed view of the monument.

The second is symbolic. The Eiffel Tower is not just an element of the Parisian landscape: it is one of the most immediately identifiable representations of Paris in the world.

For an international clientele, owning an apartment whose windows frame this monument can therefore represent much more than a simple real estate quality.

It's an extremely concrete way to possess a view that almost everyone instantly recognizes.

And when Paris lights up...

This is probably where real estate analysis reaches its limit.

We can measure an area, compare a price per square meter, examine transactions and calculate a premium.

Yet there remains something much less quantifiable: opening the windows of your living room, going out onto a terrace and seeing the Eiffel Tower appear in the landscape every evening.

Sources and method

Article documented in September 2026 using the latest available data on the Parisian market and specialized analyses devoted to apartments with remarkable views.

The Notaries of Greater Paris indicate a price for old apartments in Paris of around €9,500 to €9,600/m² during the first months of 2026. This overall data constitutes a market benchmark but does not, on its own, allow us to measure the value of a monumental view.

The view premium estimates mentioned in this article are based on observations published in 2026 by specialist professionals. Several place the added value of a direct view of the Eiffel Tower at around 15 to 25% for comparable properties, with potentially higher variations depending on the floor, the terrace, and the quality of the view.

These percentages are market estimates and not an official index from the Notaries of France. They should never be mechanically applied to the value of an apartment.
