In some areas observed on Propriétés De Charme, the land areas exceed ten, twenty, or even thirty hectares. At this scale, the buyer is no longer simply choosing a house: they are acquiring a complete property and a controlled environment.

This logic explains why certain areas are among the most highly valued properties currently listed on the portal, particularly in Provence and on the French Riviera.

A very broad term

This dimension completely changes the acquisition logic. It is then necessary to examine the maintenance of the land, outbuildings, access, networks, woods, any leases or even the authorized uses.

Conversely, this land also creates an exceptional advantage: having a largely protected environment around one's main residence.

In the most sought-after markets, owning several hectares around one's house may become even rarer than owning several hundred square meters of living space.
Worlds that intersect

Estate, castle, or wine property: the lines are sometimes very fine

Some large estates include a historic residence that could be described as a castle. Others have several hectares of vineyards and are more in line with the wine estate market.

These categories are therefore not always mutually exclusive. A castle can be at the heart of a vast estate, while a wine estate can include a residence, land, winery and production buildings.
