Real estate prices in Reunion Island: market and cities

What are the property prices in Reunion Island? From Saint-Gilles-les-Bains to Saint-Leu, from Saint-Denis to Saint-Pierre, the island presents very strong differences depending on the municipality, proximity to the coast, altitude, view and type of property.

There is no single property price in Reunion Island. Notarial data shows instead a territory made up of micro-markets, with a strong differentiation between the coastal West, the urban North, the South, the East and the Highlands.

This distinction becomes even more important when considering villas with ocean views, properties close to the lagoon, architect-designed houses or character homes: the luxury market cannot be assessed by simply applying the departmental average per square meter.

To understand prices in Reunion Island, three types of data must be distinguished.

Notarial transactions allow us to observe the prices actually recorded. Real estate listings show the prices asked by sellers, which can then be negotiated. Finally, updated valuation tools combine different databases to provide a more recent snapshot, but this does not constitute a registered deed of sale.

This is the distinction we maintain throughout this study.

🔎 Median price, listed price or estimate: what are we talking about?

Comparing real estate figures only makes sense if their nature is known.

Notarial transaction: This corresponds to a sale that has actually taken place. Notarial databases are therefore a particularly useful reference, but are available with a certain time lag.
List price: This is the price at which an owner or professional presents the property on the market. It may differ from the final negotiated price.
Current estimate: Tools based in particular on DVF data and recent announcements allow us to approach the current level of the market, without constituting an individual expertise.

For this page, we therefore favour the AGORAH/PERVAL notarial data to analyse the market structure, then estimates from September 2026 to have a more recent perspective on several large municipalities.

📊 What real estate transactions in Reunion Island reveal

The AGORAH Real Estate and Land Transactions Observatory published in April 2026 a summary based in particular on PERVAL 2024 notarial data.

It confirms an essential characteristic: Reunion Island is a territory of micro-markets.

🗺️ A real estate divide between the West and the East

The AGORAH highlights a clear territorial differentiation. The highest prices are concentrated in particular on the western seaside, from Saint-Paul to L'Étang-Salé, as well as on certain coastlines of Saint-Pierre and Saint-Denis.

📍 Property prices in September 2026: four towns to watch

To complement notarial transactions, PAP estimates based in particular on DVF and its own data provide a more recent indicator.

These figures are municipal market estimates. They should not be confused with previous notarial median values, nor with the price of a particular luxury villa.

Saint-Paul ≈ €4,879/m²

Saint-Paul appears to be one of the most highly valued municipalities. The estimated value reaches approximately €5,431/m² for apartments and €4,127/m² for houses.

PAP/DVF estimate as of September 1, 2026. The municipality encompasses very different micro-markets, including several premium seaside areas.
Saint-Leu ≈ €4,328/m²

Saint-Leu confirms the high level of the west coast: around €4,680/m² for apartments and €3,890/m² for houses.

Saint-Pierre ≈ €3,492/m²

The market in the South is at a lower level than in Saint-Paul, but remains active: around €3,374/m² for apartments and €3,615/m² for houses.

In the capital, PAP estimates apartments at around €2,690/m² and houses at around €3,445/m².

🌊 Saint-Gilles-les-Bains: the micro-market that changes the scale

Notarial data is particularly revealing when we go down to the scale of Saint-Gilles-les-Bains.

In 2024, AGORAH recorded a median price of €5,612/m² for houses, compared to only €2,450/m² across the whole of Reunion Island.

This data explains why an average calculated over the whole of the municipality of Saint-Paul or the island is not enough to evaluate a property in Saint-Gilles, Boucan-Canot, L'Hermitage or La Saline-les-Bains.

The seaside market operates on a much finer scale: proximity to the lagoon, ocean view, frontline position, altitude, accessibility, architectural quality and scarcity of land can significantly alter the final value.

West Coast

🏖️ Saint-Paul, Saint-Gilles, Boucan-Canot and La Saline

The west coast combines several factors that support its attractiveness: a drier climate, strong sunshine, the beaches of Boucan-Canot, Roches Noires, L'Hermitage, La Saline and Trou d'Eau, as well as access to the main centers of life in the West.

Île de La Réunion Tourisme presents Saint-Paul as a vast municipality including the seaside resort of Saint-Gilles and several major beaches of the island.

From a real estate perspective, this mainly means that data relating to "Saint-Paul" covers extremely different realities: city center, heights, Saint-Gilles, areas close to the lagoon and residential areas further from the coast.

For a prestigious property, the analysis must therefore go down to the neighborhood and sometimes to the street.

West

🌅 Saint-Leu: ocean view and sought-after residential market

Saint-Leu is one of the municipalities that clearly stand out in recent data.

Estimates from September 2026 place the municipal market at around €4,328/m², with a higher level for apartments.

But again, the value of a villa located at a low altitude, with panoramic ocean views, a swimming pool, terraces and landscaped grounds, cannot be deduced from a simple municipal average.

In the luxury market, the relationship between altitude, view, access to the coastline and quality of the property becomes decisive.

South

🌴 Saint-Pierre and the South: another high-end market

Saint-Pierre constitutes a different market from the coastal West. The town combines an urban center, seafront, port, residential areas and hills.

Reunion Island Tourism highlights in particular the seafront, the port of Saint-Pierre and Terre-Sainte, in a South with its own unique landscape identity.

Estimates from September 2026 place the municipal market at around €3,492/m². Houses are estimated at a higher level than apartments, but architect-designed properties, large plots and properties with unobstructed views form a specific segment.

North

🏛️ Saint-Denis: heritage, houses and residential neighborhoods

Saint-Denis should not be compared to Saint-Gilles solely on the price per square meter.

The capital is the main administrative, economic, and financial center of Réunion. It also boasts a significant architectural heritage and a residential market catering particularly to professionals seeking proximity to services and economic hubs.

Apartments occupy a much larger place here than in several municipalities in the West. Houses, particularly in certain residential areas and on the hills, form a separate market.

💎 What is the price of luxury real estate in Reunion Island?

It would be misleading to publish a single "price per square meter of luxury" for the whole of Réunion.

The prestige of Reunion Island is too heterogeneous and exceptional transactions too few to transform an average into a reliable scale.

Villa with ocean view : Orientation, quality of the panorama, absence of overlooking properties, altitude and architecture can greatly enhance the value of the property.
Proximity to the lagoon On the west coast, the scarcity of a location close to the beaches and the lagoon can create a significant premium.
Land and privacy A large, well-located, landscaped plot, protected from overlooking, is a major element.
architecture , Creole house, veranda, quality of materials and coherence of volumes all contribute to the value.
Swimming pool and outdoor spaces Under the Réunion climate, outdoor spaces are true living areas.
Rarity , prime location, exceptional views, historic properties or unique plots of land do not increase in value like standard properties.

🌱 The land: a determining factor in the price

AGORAH also shows a strong differentiation in the price of building plots according to their location and altitude.

€380/m² Coastal land in the Western Territory, according to PERVAL 2024.
€250/m² Land located in the mid-slopes of the Western Territory.
€188/m² Land in the highlands within the same territory.

The observatory defines the coastline here as the strip located below 300 meters in altitude, the mid-slopes between 300 and 600 meters and the highlands beyond 600 meters.

These medians, however, do not indicate whether a specific plot is buildable, what area can actually be built upon, or what constraints apply.

📉 Has the market in Réunion declined?

The answer depends on the period and the segment being observed.

The IEDOM indicated that in 2024 the total amount of real estate sales had again declined, with a particularly marked drop in the existing housing market.

AGORAH notarial data shows that the number of house sales fell from 3,025 in 2022 to 2,656 in 2023, then to 2,258 in 2024.

This movement is instructive: the decline in transaction volume did not cause a collapse in the median price of houses in this series.

In 2025, the financial environment improved. The IEDOM observed a decrease in mortgage rates over the year and an increase in outstanding household loans. However, in the first quarter of 2026, the average rate for new mortgages stood at 3.23% in Réunion, compared to 3.06% nationally.

⚠️ Why an average price per square meter is not enough to value a villa

Let's take two houses of identical size.

The first could be located on an ordinary plot within a municipality. The second could have a 180-degree ocean view, a swimming pool, remarkable architecture, a large veranda, and a highly sought-after location on the west coast.

Applying the same price per square meter to both properties would lead to an artificial valuation.

Conversely, a sea view does not allow for the arbitrary multiplication of a municipal average. The condition of the property, construction quality, land, urban planning, risks, accessibility, and real comparable properties must all be examined together.

🏠 Houses or apartments: different markets

The figures from AGORAH also show that the market for houses needs to be separated from that of apartments.

On a Réunion scale, the 2024 notarial median reached approximately €2,638/m² for an old apartment, compared to €5,187/m² for a new apartment.

The gap is considerable and varies further depending on the type and location.

In Saint-Gilles-les-Bains, the median price of older apartments reached €5,581/m², more than double the median price for older apartments in Réunion.

This confirms once again that the micro-market is more informative than the island average for analyzing premium sectors.

🌋 And what about the highlands of Reunion Island?

The highlands represent a very different real estate market from that of the coast.

Altitude, climate, accessibility, natural environment and property typology profoundly alter the criteria for value.

A characterful Creole house, a large rural property or a residence benefiting from a remarkable environment does not necessarily meet the same expectations as a contemporary villa located near the lagoon.

Therefore, in Reunion Island there are several forms of characterful and prestigious real estate, whose value cannot be summarized solely by proximity to the sea.

What is a fair price for a property in Reunion Island?

Market data is a starting point, not an individual estimate. In Réunion, the municipality, the neighborhood, the altitude, the view, the land, the architecture, the risks, and the proximity to the coast can significantly alter the value of a property.

For a luxury property, the comparison must therefore focus on genuinely comparable properties and the relevant micro-market.
