Where to buy a luxury property in Reunion Island? The answer varies greatly depending on whether you are looking for a villa near the lagoon, a contemporary house in the hills with ocean views, an urban residence in Saint-Denis, a property in the South or a characterful home in the Highlands.
Reunion's geography is sufficiently contrasting that a few kilometers and a few hundred meters of altitude can alter the climate, landscape, access, and daily experience of a property.
A location sought after by a family wishing to live near the lagoon does not necessarily meet the expectations of a buyer who prioritizes proximity to the economic center of Saint-Denis.
Similarly, a commanding villa with ocean views in Saint-Leu and a characterful Creole house in a village in the highlands can both belong to the world of luxury real estate, while offering two radically different lifestyles.

☀️ Why does the West hold a special place?
The west coast is called the leeward coast. Île de La Réunion Tourisme describes it as a region with a drier and very sunny climate, where several of the island's most famous beaches are concentrated.
From Boucan-Canot to Saint-Leu, the West combines coastline, lagoon, seaside resorts, lower slopes and residential heights.

🏖️ Saint-Gilles-les-Bains: seaside living and premium real estate
Saint-Gilles-les-Bains is one of the main seaside resorts in the West. Its environment combines beaches, restaurants, shops, water sports and quick access to several residential areas located on the lower slopes.
For the buyer, the first distinction to be made is that between immediate proximity to the coastline and a dominant position on the heights.
A villa advertised "in Saint-Gilles" can therefore offer a very different experience depending on its precise location. The actual distance to the beach, the slope, access points, and the immediate surroundings are just as important as the name of the area.
🌊 Boucan-Canot and Roches Noires: choosing the ocean
Boucan-Canot and Roches Noires are among the iconic beaches listed by Île de La Réunion Tourisme on the west coast.
For a real estate project, these sectors correspond to a decidedly coastal logic: the buyer seeks proximity to the ocean, the liveliness of Saint-Gilles and a seaside environment.
Proximity to the sea should never be reduced to a simple distance expressed in meters.
Before buying, it is necessary to examine the conditions of access, exposure, possible nuisances, topography, regulations, natural risks and rules applicable to the plot concerned.

🐠 L'Hermitage, La Saline and Trou d'Eau: the logic of the lagoon
Further south, L'Hermitage, La Saline and Trou d'Eau are part of the Route des plages and the world of the lagoon protected by the reef barrier.
Reunion Island Tourism presents this part of the coastline as one of the great seaside areas of the west coast.
However, "near the lagoon" does not constitute a homogeneous real estate category. A house located a few steps from the coast, a property on the lower slopes, and an apartment in a residence do not correspond to the same use or the same logic of valuation.
🌅 Saint-Leu: coastline, lagoon and villas on the hills
Saint-Leu offers a different perspective on the west of Réunion. The town has its own lagoon and is one of the island's major paragliding sites.
The take-offs located on the heights of Colimaçons particularly illustrate the geography of the area: in a few kilometers, one goes from the first slopes to the coastline with very open views of the ocean.
For a buyer hesitating between Saint-Gilles and Saint-Leu, the visit should therefore focus as much on the lifestyle as on the property itself.
Travel time, altitude, orientation, access to the Route des Tamarins, proximity to services and relationship to the coastline often allow us to distinguish between the two sectors.
🌄 The first slopes: buy the view rather than the beach
High-end real estate in the West is not limited to properties near the water.
Volcanic geography creates slopes that allow many properties to open up towards the Indian Ocean.
This situation may be sought for several reasons: panoramic views, more generous land, distance from the coastal activity or the search for a more residential atmosphere.
But altitude is never a neutral factor in Réunion. The National Park points out that environments and landscapes vary greatly depending on altitudinal zones and exposure to the windward or leeward coasts.
When visiting, it is therefore useful not to look only at the view: temperature, humidity, wind, sunshine, road access and daily travel time should also be taken into account.
🏛️ Saint-Denis: a different residential and urban logic
Saint-Denis does not play the same role as the seaside resorts of the West.
The official website of Île de La Réunion Tourisme presents it as the administrative, financial and economic capital of the island. The city is also an important residential, university, cultural and heritage center.
Nearly a third of the historical monuments listed in Reunion Island are located in Saint-Denis, which also gives the local market a special heritage dimension.
For a buyer working or developing their business in the North, buying in Saint-Denis may therefore be more logical than systematically searching for a villa on the west coast.
🌴 Saint-Pierre: city, port and the art of living in the South
Saint-Pierre is one of the main hubs of southern Réunion.
Reunion Island Tourism highlights in particular its lively seafront, its cafes, its restaurants, its port and its beach, as well as the Terre-Sainte district, historically linked to the life of fishermen.
The choice of Saint-Pierre may be particularly suitable for the buyer who wishes to live in the South without giving up an urban environment and proximity to the ocean.
🌋 Petite-Île, Saint-Joseph and the Wild South
Beyond Saint-Pierre, the landscape gradually changes. Petite-Île, Saint-Joseph, Saint-Philippe and the Route des Laves open onto a wilder, more vegetated or more basaltic environment depending on the area.
Reunion Island Tourism describes in particular an itinerary crossing Grande Anse, Petite-Île, Saint-Joseph, Langevin, Cap Méchant, Saint-Philippe and Grand Brûlé.
For character properties, the appeal of this part of the island does not lie in reproducing the seaside model of Saint-Gilles.
The focus will be more on a unique property, a large plot of land, a landscaped environment, a view, or architecture integrated into a more natural setting.
This unique characteristic must, however, be weighed against the constraints specific to each plot of land, particularly in terms of natural hazards and urban planning.
🌿 Les Hauts: another luxury real estate
Reunion Island's prestige is not exclusively based on its beaches.
The highlands and the inland villages offer a different relationship to property: freshness, relief, gardens, Creole architecture, rural environment and proximity to the island's great landscapes.
The National Park of Reunion highlights the exceptional diversity of landscapes, from tropical environments to mountain livestock plains, from cirques to forests and volcanic areas.
However, one must be careful with the term "luxury real estate". In the highlands, the heritage value or character of a property may be more important than the usual standards of a contemporary villa with a swimming pool.

Our study on real estate prices shows that the West, and more specifically certain seaside micro-markets, stand out clearly from the island's averages.
The PERVAL 2024 data published by AGORAH notably show Saint-Gilles-les-Bains at a level much higher than the Réunion median for both houses and old apartments.

📍 Should we prioritize the coastline or the hills?
This is probably one of the most important decisions for a buyer discovering Reunion Island.
The west coast offers more direct access to the beaches, the lagoon, and seaside life. The lower slopes can provide more views, a sense of distance, and sometimes more land. Higher up, the climate and landscape gradually change.
Therefore, there is no universal answer.
For a primary residence, you should test the daily commute, the actual climate of the area, and the availability of local services. For a secondary residence, access to the coast and ease of maintenance may be more important. For a property with character, the surroundings, the land, and the architecture may become priorities.
