This record confirms the structural vitality of a premium market that withstands economic cycles and attracts a demanding national and international clientele.
The geography of luxury in Belgium is concentrated. Knokke-le-Zoute dominates the coastline, with one in seven transactions exceeding one million euros. In Wallonia, Lasne has reigned supreme as the most expensive municipality for eight consecutive years—with a median price of €740,000 according to Statbel (Q1 2026). In Brussels, Uccle and Ixelles vie for the top spot, with Ixelles boasting a median price of €785,000.

Uccle
Uccle is the Brussels municipality with the highest number of transactions exceeding one million euros: 99 properties sold above this threshold in 2025, including 84 houses and 15 apartments, according to Christie's International Real Estate Belgium. This is both a municipal record and confirmation of Uccle's status as the premier premium residential address in the Belgian capital.
The municipality offers a rare combination in Brussels: elegant townhouses and villas in leafy residential neighborhoods (Dieweg, Observatoire), immediate proximity to the Bois de la Cambre and the forests south of Brussels, and international schools that attract the diplomatic and expatriate community. Ixelles
Ixelles boasts the highest median house price of all Brussels municipalities: €785,000 according to Statbel data from the first quarter of 2026. This is the eighth consecutive year that Ixelles has maintained this top position in Brussels. Lasne has been the most expensive Walloon municipality in Belgium for eight consecutive years, according to Statbel, with a median house price of €740,000 in the first quarter of 2026. It also records the highest number of luxury transactions in Wallonia: 44 sales exceeding €1 million in 2025, double the number compared to 2024, according to Christie's (June 2026). Of the 222 luxury sales in Wallonia in 2025, 134 were completed in Walloon Brabant—a significant portion of which took place in Lasne and its immediate surroundings.
Lasne belongs to the "golden triangle" identified by Christie's, alongside Uccle/Ixelles and Woluwe-Saint-Pierre/Tervuren. It benefits from the direct influence of these premium Brussels municipalities, being only 20 minutes from the heart of Brussels. Rhode-Saint-Genèse

The Dreve des Chasseurs district, one of Waterloo's most prestigious addresses, has an average P75 value of €887,500 according to PropertyWeb/CBRE. The most sought-after properties are villas of over 300 m² on large, wooded plots, often with swimming pools, which account for the majority of transactions exceeding one million euros.
Woluwe-Saint-Pierre
Woluwe-Saint-Pierre is the third most expensive and prestigious municipality in Brussels. It belongs to the "golden triangle" identified by Christie's, alongside Uccle/Ixelles—forming the eastern corner of this premium area, along with Tervuren. The municipality is distinguished by its spacious properties, parks, and tree-lined avenues, giving it a more residential character than the densely populated center of Ixelles.

Braine-l'Alleud
