General terms and conditions of publication – Individuals

1. Purpose

These terms and conditions govern the publication of luxury and high-end real estate listings by private individuals on this website.
By submitting a listing, the owner agrees to all the conditions below.


2. User account and responsibility

  1. Posting an ad requires creating a user account.

  2. The owner agrees to provide accurate, complete and verifiable information about the property.

  3. The owner certifies that they are the legal owner of the property or have legal authorization to publish.

  4. The exact address of the property will never be published ; it is used solely for verification purposes.

  5. The owner agrees to receive notifications and documents related to the publication via the email address provided.


3. Content of advertisements

  1. The announcements may include:

    • Property title

    • Detailed description

    • Main features

    • Photos (12 to 15 maximum, minimum 1200 px, must be the property of the owner or a commissioned photographer)

    • Videos (via YouTube link, Vimeo or other platform, property of the owner or a commissioned photographer)

  2. The owner certifies that they hold all rights to use the photos and videos.

  3. Photos and videos must not in any way infringe copyright or belong to a third party without authorization.

  4. The owner agrees that the site may modify the title and/or description to:

    • Improve the understanding and readability of the advertisement

    • Optimize search engine ranking (SEO)

    • Reorder or delete photos if necessary for quality and display

Note: the site does not intervene in the content of the videos.

By clicking on “Publish my ad”, the owner acknowledges having understood that:

  • The site is now validating the advertisement.

  • Any changes can be made to the title, descriptive text and photos only before publication.

  • The actual publication is activated by the site once the ad is validated.

  • If the advertisement is refused, the site will notify the owner, and no charge will be made to their bank card.


4. Energy Performance Certificate (EPC) and Greenhouse Gas Emissions (GHG)

  1. The owner must provide the Energy Performance Certificate (EPC) for the property. This field is mandatory for publication in France.

  2. The owner is fully responsible for the accuracy of the EPC and GHG information provided.

  3. The owner must be able to provide potential visitors or buyers with the full DPE diagnosis carried out by a qualified professional.

  4. The site cannot be held responsible for any omissions or errors in the DPE/GES information provided by the owner.


5. Validation and publication

  1. All ads are subject to validation by the site team before publication.

  2. The site reserves the right to:

    • Modify, reorder, or delete non-compliant content, photos, or text

    • Rejecting an advertisement deemed irrelevant or non-compliant

    • Optimize text and photos for SEO and display

  3. The advertisement is only published after validation by the site.

  4. The publication service begins as soon as the advertisement is activated online, generally within 7 days of the publication request. From this point on, the owner can no longer withdraw.


6. Payment and publication period

  1. Publication is conditional upon payment for the chosen duration.

  2. Prices and payment terms are clearly displayed before validation.

  3. The invoice is automatically sent by email after payment.

  4. No refund can be requested from the effective publication of the advertisement (see point 5.4).

  5. The site reserves the right to suspend or refuse publication in case of non-compliance, without incurring any liability.


7. Personal information and contact

  1. The owner chooses whether to display their phone number or only allow contact via an integrated form.

  2. The exact address of the property and any sensitive personal information are never published.


8. Jointly owned properties

  1. If the property is an apartment or any property in co-ownership, the owner must provide:

    • Number of main units in the building

    • Amount of condominium fees (latest known amounts)

    • Property manager/administrator : Professional or volunteer

  2. The annual property tax must be indicated for all types of property, whether in co-ownership or not.


9. Prohibited Content

The owner is prohibited from publishing:

  • False, misleading, or incomplete information

  • Photos or videos not belonging to him

  • Defamatory, abusive, or illegal content


10. Responsibility

  1. The owner is solely responsible for the accuracy of the information and the legality of the published content.

  2. In the event of a complaint for copyright infringement or illegal use of photos or videos, the owner assumes full legal and financial responsibility.

  3. The site cannot be held responsible for any errors, omissions or problems related to the published advertisement.

  4. The site is not responsible for the legal or financial consequences related to the provision of fictitious or erroneous information (DPE, GES, co-ownership charges, etc.).


11. Modifying and deleting the advertisement

  1. The site may, at any time, modify or delete an advertisement, particularly in the event of non-compliance, error or breach of these conditions.

  2. The owner can request modification or deletion of their listing via their account, subject to validation by the site.


12. Intellectual Property

  1. All content, text, images and code on the site are the property of the site.

  2. The owner retains the intellectual property rights to its content but grants the site a right to distribute and optimize it for publication.


13. Applicable Law and Jurisdiction

These terms and conditions are governed by French law.
Any dispute relating to the publication of advertisements on the site will be submitted to the competent courts of the site's registered office.
