It is a rare opportunity to be able to acquire such a vineyard in the Pécharmant appellation, but this one is special because it has belonged to the same family for four generations, it produces generous wines like the owners who have maintained and developed the vineyard over the years.

The buildings:
The family house offers approximately 200 m² of living space on one level, its construction is in coated stone, the roof is redone in mechanical tiles and the frames are partly double-glazed. You will have a veranda, a kitchen, a living room, 4 bedrooms, bathroom and various storage rooms, central heating ensures the comfort of the residents. This home will require certain improvements for a level of comfort within current standards.

For the professional part perpendicular to the family house in a rectangular building which houses the management office, a rest/meeting room and a tasting cellar.

The Gîte, a single-storey dwelling of approximately 82 m² consisting of a living room, kitchen, 2 bedrooms, bathroom, storage rooms and an adjoining garage of 80 m². Its location in the middle of the vineyards is ideal for a rental activity, it should be noted that this requires improvement work.

A second building in three parts is intended for winemaking, the first space is separated into two parts, the workshop and the control room for managing the cold and heat of the vat rooms.
The second building houses the wine cellar which is insulated and air-conditioned with thermo-regulated stainless steel tanks, the entire facility is fully functional and modern. The last part is a reserve, space for labeling and packaging orders. The vineyard:
Family property for more than 100 years, the vineyard has been maintained and brought up to modern standards with a rearrangement of almost all the plots with more than 4000 hectares and vines in full production.
The vineyard and the land represent approximately 25 hectares of a block:
-12.3 hectares of Pécharmant made up of Merlot, Cabernet-Franc and Cabernet-Sauvignon
– 5.5 hectares in the Rosette appellation made up of Sauvignon Blanc, Sauvignon Gris, Sémillon and Muscadelle
– The balance is AOC land available for new plantations.
Located on the south and south-west facing slopes, the sun is generous and caresses the grapes during the summer.
This is felt in the estate's wines. Also the gravelly siliceous terroir for red wines with a low percentage of clay on the surface generates a water constraint favorable to the production of exceptional wines: ferruginous clay called Tran, particularity of the Pécharmant terroirs. For Rosette wines with a very limited appellation (currently around fifteen properties) the sandy-stony terroir is ideal for producing aromatic white wines.
On the grape variety side we find for the reds, Merlot, Cabernet-Sauvignon and Cabernet-Franc, these three grape varieties are assembled in the Pécharmant vintages.
For the whites, there are four grape varieties which form a complex blend giving all the intensity and aromas favored by the customers of this property, Sémillon, Sauvignon Blanc, Muscadelle, Sauvignon gris. The cultivation and maintenance of the vines are important criteria for the owners, in fact no weedkiller is used in this vineyard, respect for nature and the conscientious work of the staff make it possible to preserve the environment while maintaining yields.

This property is offered for sale turnkey, no investments to be made, the equipment is included and the two employee contracts which are qualified can be kept.

In addition to the winemaking and residential buildings, a large metal frame hangar is used to store tractors and other equipment necessary for the organization of the property. An old barn serves as storage and workshop, its roof is made of mechanical tiles, it is closed by wooden cladding.
