Description

Ref. 4256: Family wine property for sale

Wine property located in a small village of around 145 inhabitants, nestled 15 km south of Bergerac and its international airport. The neighboring town, accessible in 2 minutes by car, offers all the amenities necessary for daily life. Located in the hills of the south of the Dordogne, this vineyard is approximately 110 km from Bordeaux and 120 km from Toulouse, as well as 40 km from Périgueux, the prefecture of the department, and 60 km from Agen, the capital prune. Less than 20 km away is Bergerac Airport, providing air connections to Brussels, London City, Stansted, Porto, Rotterdam, and many other destinations. The capital of the canton, Issigeac, is approximately 7 to 8 km away. It is a dynamic town offering a multitude of tourist, sporting and cultural activities. Issigeac also hosts a remarkable and very famous market every Sunday morning.

The castle was for a long time the property of the Labonne-Alberts, whose family roots on this estate date back to 1745. Edouard Féret, in his 1903 work, mentions a Labonne, who then produced 15 barrels of red Bergerac at this estate. Roger Chambaud, last descendant of this lineage, continued the work of his ancestors by tirelessly expanding the original vineyard with noble grape varieties and giving it its first titles of nobility. In 1992, he transferred his property to the current owners whose ancestors from Lot, the Deloncle de Couty de Panat de Montlauzun known since 1447, count, in addition to a number of men of letters and dress, a long succession of winegrowers in Saint Vincent Rive d' Olt.

The vineyard has several buildings necessary for the operation, including a dwelling house with a pretty dovecote. The residential space not linked to agricultural activity includes a charming white stone farmhouse dating from the 18th century. This residence offers a warm living room with fireplace and insert, an equipped kitchen, two comfortable bedrooms, an office, a bathroom, and separate toilets, for a total area of 106 m².

A 20 m² tower on two levels is also adjoining the house, adding a distinctive touch to the property.
The privileged geographical location of this property offers an ideal setting, combining the beauty of the vineyards with the tranquility of the countryside. A rare opportunity for lovers of wine and exceptional residences.

The outbuildings, with a total surface area of 820 m², consist of a winemaking cellar, a storage/labeling cellar, two storage/sales cellars, a barrel cellar, a dedicated room equipment, as well as a barn adjacent to the house.

The sale includes the equipment necessary for the maintenance and cultivation of the vines, as well as the equipment for winemaking (press, vats, pump, listing available). Year-round work is carried out by exclusively seasonal staff, including a couple who perfectly understand the needs of the vineyard.

Property of 17 hectares, including 14 hectares and 53 acres of vines, including 13 hectares and 1 are in full production. The vineyards are harmoniously distributed between 2 hectares and 45 acres of white vines (Sauvignon gris, Sauvignon, Sémillon) and 10 hectares and 56 acres of red vines (Cabernet-Sauvignon, Cabernet-Franc, Merlot, Mérille). This operation guaranteed an average annual production of 90,000 bottles of AOC BERGERAC wine. Produced on an exceptional terroir, since 2015, the entire production has been delivered to the Sigoules cooperative cellar, thus ensuring a stable income. The Château's wines have regularly won awards and medals at prestigious competitions such as Mâcon, Paris, etc.

All maintenance of the property, vineyard and buildings is carried out by two employees. The vineyard, spread over several plots around the operating buildings, represents 13 hectares in production. The maintenance of the vineyard is of quality as indicated by the plantings carried out since the 2000s which were carried out at 2.50 meters, or 4000 vines/hectare, respecting the specifications of the Bergerac appellation. Annual production is 800 hectoliters for 2023, mainly in Bergerac Rouge. The estate has been classified HVE since 2021 thanks to reasoned cultivation and the minimal use of treatments.
