Are there apartments with private pools in Paris?

A rooftop pool on a penthouse, an indoor pool hidden in a duplex, or an infinity pool overlooking the rooftops: these images seem more suited to Miami, Dubai, or the French Riviera than to Paris. And yet, a few Parisian apartments do indeed have their own swimming pools.

Yes, apartments with truly private pools do exist in Paris. However, they are extremely rare. The pool might be located on a rooftop, a terrace, inside a duplex, or within a wellness area. It's important not to confuse these with apartments in a building with a shared pool reserved for residents.

Are there really apartments with private pools in Paris?

Yes. And some configurations currently visible on the Parisian market are particularly spectacular.

But the first difficulty lies in correctly defining what is meant by an "apartment with a swimming pool".

Real estate engines can indeed group several very different realities under this name: strictly private swimming pool, pool common to the condominium, swimming pool of a residence with services, spa, jacuzzi or collective wellness equipment.

A swimming pool in the building is not the same as a swimming pool in the apartment.

To truly speak of an apartment with a private pool, the pool must be reserved for the exclusive use of its owner and be part of the unique experience of the accommodation.

Once this distinction is made, the real examples become much less numerous.

And that is precisely what makes this typology so interesting in Parisian real estate.

Private pool, communal pool or jacuzzi: three different things

It belongs to the exclusive world of the apartment: rooftop, terrace, interior level or private wellness space.

Some high-end Parisian residences do indeed have a swimming pool and solarium reserved for all occupants.

Other condominiums offer swimming pools, gyms or shared wellness areas.

These facilities are a real amenity, but they do not give the owner exclusive use of a swimming pool.

A penthouse with a private pool, just steps from the Élysée Palace

Here is one of the most spectacular examples currently visible on the Parisian market.

252 m², over 140 m² of outdoor space and a heated rooftop pool

In the Faubourg Saint-Honoré district, near Avenue Matignon and the Élysée Palace, a penthouse of approximately 252 m² is currently listed at 15 million euros.

Located on the top floors of a secure residence, it spans three levels and benefits from an elevator that arrives directly in the apartment.

The bedrooms occupy the first floor. Above, a huge reception area, a kitchen under a glass roof and several terraces open onto Paris.

Then comes the final level.

On the rooftop terrace: a private heated swimming pool and a summer kitchen.

The panorama notably includes Montmartre, the Madeleine, the Grand Palais and the Eiffel Tower.

Three parking spaces, three cellars and an additional apartment of approximately 40 m² complete the property.

The advertised annual running costs for the condominium are approximately €14,760 for this unit, according to the marketing sheet consulted.

This example perfectly illustrates what distinguishes a private swimming pool: it is not a shared amenity of the building. It is an integral part of the penthouse and its rooftop.

Near Victor-Hugo: 680 m² and a rooftop infinity pool

The 16th arrondissement offers another, even more spectacular example.

A short walk from Place Victor-Hugo, Avenue Foch and the Arc de Triomphe, a duplex penthouse of approximately 680 m² was presented in 2026 in a private alley.

The living room alone measures approximately 150 m², with a ceiling height of over 3.50 meters.

The accommodation also includes a wellness area with a hammam, four bedrooms, several dressing rooms and various outdoor spaces.

On the top level, the rooftop features a private heated infinity pool of approximately 20 m², a large terrace and a summer kitchen.

A separate apartment of approximately 35 m² and three parking spaces complete the property.

In Paris, a private swimming pool becomes even more exceptional when it is located where land is scarceest: in the sky.

What forms can a private swimming pool take in a Parisian apartment?

There is no single typology. The building's architecture largely determines the possibilities.

🌆 Rooftop pool

The most spectacular configuration: a pool installed on the roof, combined with a terrace, views and sometimes a summer kitchen.

🏠 Indoor swimming pool

It can be integrated into a lower level, a wellness area, a basement apartment, or a section specifically designed for the pool.

🌿 Terrace pool

More compact, it can extend a landscaped terrace or the outdoor space of a penthouse.

💎 Infinity pool

Extremely rare in Paris, it plays on the visual continuity between the water, the sky and the urban panorama.

🧖 Wellness area

Swimming pool, hammam, sauna, fitness and treatments can be combined in a completely private space.

☀️ Outdoor swimming pool

It offers a radically different experience from an indoor pool, but also involves more climatic and technical constraints.

Why are there more swimming pools in penthouses?

Because the top floor offers possibilities that the intermediate levels generally do not have.

A penthouse can benefit from a roof terrace, specifically designed architecture, large outdoor spaces and sometimes a structure adapted from the outset.

It can also help to better isolate the technical constraints associated with the basin.

Swimming pool + rooftop + view: the combination is almost naturally linked to the penthouse.

Why is installing a swimming pool in an apartment so complicated?

A swimming pool is not simply a large object filled with water. It profoundly alters the technical constraints of a building.

Weight Water is heavy: one cubic meter represents approximately one ton, not counting the pool, equipment and users.
The structure – floors, slabs, load-bearing walls and load transfer – must be studied by competent professionals.
Waterproofing: In a multi-unit building, a failure can affect lower levels and become particularly costly.
Humidity: An indoor swimming pool requires appropriate management of ventilation, condensation and air quality.
Filtration, heating, pumping, water treatment equipment and technical rooms must find their place
Acoustics: Pumps and technical equipment must not create a nuisance for other occupants.
In an apartment, the challenge is not just to fit the swimming pool in. You have to fit in all the technology that makes the pool possible.

Is it possible to create a private swimming pool in an existing apartment?

It is absolutely essential not to assume that an owner can unilaterally decide to create a pond simply because the available space seems sufficient.

The first step is to examine the condominium regulations, the nature of the parties involved, and the consequences of the project on the building.

When work affects common areas, collective equipment or requires a decision falling under the jurisdiction of the co-ownership, authorization from the general meeting may be necessary.

Depending on the exact nature of the project, planning formalities may also apply.

The feasibility of a pool must be studied on a case-by-case basis. The size of the apartment is absolutely insufficient to determine whether the project is feasible.

It is necessary to analyze in particular the loads that can be borne, the sealing, the networks, the ventilation, the evacuations, the technical accessibility and the possible consequences on the common areas.

Does a private swimming pool necessarily increase the value of the apartment?

It is undeniably a spectacular and extremely rare element.

But, again, it would be misleading to automatically assign it a universal bonus.

In a penthouse where the swimming pool is integrated into a panoramic rooftop, a large terrace and a coherent architectural ensemble, it can become one of the signature features of the property.

In a less suitable configuration, it can also lead to maintenance costs, technical constraints and additional charges that will not suit all buyers.

In ultra-luxury, equipment creates value when it appears to belong naturally to the place.

Therefore, it is the entire package – pool + architecture + exterior + view + technical quality – that must be considered.

And what about apartments with a shared pool?

They are less exceptional, but still uncommon in Paris.

Some high-end residences offer their co-owners a communal swimming pool, sometimes accompanied by a solarium, a gym, a caretaker or enhanced security.

The 58 Victor Hugo program , in the 16th arrondissement, illustrates this other approach: the services advertised for residents include concierge, indoor swimming pool and fitness room.

This model is closer to a serviced residence than a penthouse with its own pool.

Private pools and residence pools represent two different forms of luxury.

The first option prioritizes absolute exclusivity. The second allows access to exceptional equipment without having to bear the entire cost of its operation alone.

What should you check before buying an apartment with a private pool?

The swimming pool should never distract from the technical and legal aspects of the case. On the contrary, it justifies examining them even more carefully.

The exact nature of the pool: Private pool, exclusive use or collective facility: the status must be perfectly clear.
Authorizations: Verify that the work carried out has benefited, where necessary, from the required authorizations.
The structure : Study the technical documents relating to the slab, the loads and the design of the pool.
Waterproofing: Research completed work, any claims, warranties and maintenance contracts.
The costs of heating, filtration, treatment, maintenance and energy consumption must be included in the budget.
The condominium regulations, minutes of general meetings and any potential disputes deserve careful reading.

In a property of this nature, the buyer can usefully seek guidance from competent professionals to analyze the real estate, legal and technical aspects before committing.

Apartment with pool or house with pool in Paris?

Both exist, but the experiences are very different.

Garden, independence, relationship to the land and sometimes more freedom in the organization of spaces.

🌆 Penthouse with pool

Height, panoramic views, rooftop, safety and the feeling of living above Paris.

🏊 Residence with swimming pool

Access to the equipment without assuming sole responsibility for its maintenance and technical constraints.

Why are these apartments among the rarest in Paris?

Because they generally combine several characteristics that are already rare individually.

A true penthouse, a large rooftop, an unobstructed view, a private elevator, vast reception rooms and a private pool are each of the uncommon attributes.

When they are grouped together in the same apartment, the number of comparable properties becomes extremely small.

The swimming pool is often just the most visible part of a combination of rarities.

What makes these apartments exceptional is generally everything that allows this pool to exist: surface area, architecture, terrace, top floor, structure and privacy.

Examples observed in 2026 show heated swimming pools installed on the rooftops of penthouses located in the 8th and 16th arrondissements.

In Paris, luxury isn't just about having a swimming pool. Sometimes it's about being able to swim above the rooftops.

This spectacular image, however, hides a much more technical reality: structure, waterproofing, co-ownership, maintenance and operation must be impeccable.

For a buyer, the right question is therefore not simply: "Is there a swimming pool?"

But also: how was this swimming pool designed, authorized, maintained and integrated into the building?

A distinction has been deliberately maintained between truly private swimming pools, communal residence swimming pools, jacuzzis and wellness facilities.

Regarding the creation of a swimming pool in a condominium, feasibility depends on the project, the condominium regulations, the areas affected, any necessary permits, and technical constraints. No general rule allows us to conclude that a given apartment can accommodate a swimming pool without a prior study.
