€275 million — sold in 2015

The most expensive private real estate transaction ever completed in France, and one of the most expensive in the world. Completed in 2011, this classically styled residence on 23 hectares was sold to a Middle Eastern buyer through the Christie's International Real Estate network.

Villa Les Cèdres — Saint-Jean-Cap-Ferrat (Alpes-Maritimes)

€200M — sold in 2019

Formerly owned by King Leopold II of Belgium, this 1,700 m² estate nestled within 14 hectares of botanical gardens was sold to a Ukrainian buyer after being put on the market for over €300 million. One of the largest real estate transactions ever recorded in France.

Castle of Gretz-Armainvilliers (Seine-et-Marne)

€180M asking price — currently for sale

With 9,000 square meters and around one hundred rooms, this castle is currently presented as the most expensive property on the French market. It was once associated with King Mohammed VI of Morocco before belonging to businessman Essam Janahi.

Villa Nellcôte — Villefranche-sur-Mer (Alpes-Maritimes)

$128 million — sold in 2006

A Belle Époque residence made famous by the Rolling Stones, who recorded "Exile on Main Street" there in 1971. Bought by a Russian oligarch, it remains today a private property strictly closed to the public.

Former Gunter Sachs estate — Saint-Tropez (Var)

€85.5 million — sold in 2024

American businessman Ken Griffin, founder of the Citadel fund, acquired this property which belonged to photographer Gunter Sachs, former husband of Brigitte Bardot — the most spectacular transaction of the 2024 season in Saint-Tropez.

Villa Portimao — Cap Saint-Pierre, Saint-Tropez (Var)

€59.5 million — to be sold in 2025

Owned by French entrepreneur Pierre-François Filet, with a heliport, tennis court and vineyards, sold to a company registered in Delaware — the third Saint-Tropez transaction worth over €50 million in less than a year.

A 460 m² property sold to a Belgian businessman, just weeks after the Portimao sale — confirming the unprecedented density of record transactions on the peninsula in 2025.

Acquired by Guillaume Pousaz, founder of the fintech Checkout.com, as part of the marked return of American buyers to the peninsula since 2024.

Sold by the Vilgrain family (founders of the Somdia group) in 2026, this price per square meter constitutes an absolute record for a Parisian private mansion, far above the average of the prime market within the city limits.

A Special Mention

Villa Leopolda: the legend never confirmed

It's impossible to discuss French real estate records without mentioning the Villa Leopoldain Villefranche-sur-Mer, often described as the most expensive private property in the world, with estimates reaching as high as $750 million. However, this villa doesn't appear in our ranking of confirmed sales: to date, no official transaction has ever been made public for this property, which remains primarily a myth of valuation rather than a verified record.

Why These Awards Remain Rare

An ultra-exclusive market, the opposite of the traditional residential market

Unlike the rest of the French real estate market, these transactions largely escape classic public notarial statistics: structuring via companies, contractual confidentiality, foreign buyers structured via holdings — all these factors explain why some prices are only revealed months, or even years, after signing.

Saint-Tropez alone accounts for a disproportionate share of these recent records — the heart of the Saint-Tropez market is already between 15 and 30 million euros according to local professionals, a level that few other French destinations can claim.
