Typologies
The main types of luxury swimming pools
The most iconic of luxury pools. The water reaches the edge and seems to flow seamlessly into the surrounding landscape—sea, lake, valley, or garden. The visual effect is spectacular. Technically, the water overflows into an invisible buffer tank where it is recycled and filtered. Ideal for a property on a hillside with unobstructed views. Additional cost compared to a standard pool: +30 to 50%.
An infinity pool creates a perfect reflection of the sky and surrounding landscape thanks to a thin sheet of water that flows seamlessly over the edges on three or four sides. Ideal for contemporary properties with clean lines, the water level must be maintained with great precision. Often constructed of concrete with a black or brushed stainless steel liner to enhance the reflective effect.
An indoor swimming pool is the epitome of ultra-luxury—usable 365 days a year, regardless of the weather. It requires very rigorous humidity and ventilation management (dehumidification, specialized mechanical ventilation). Often combined with a spa, hammam, and gym in the most prestigious residences, the overall cost (pool + structure + ventilation) can reach several hundred thousand euros.
Without chlorine or chemical treatment, the natural swimming pool filters the water using aquatic plants and mineral substrates in a separate lagoon area. Travertine, slate, marble, granite, quartzite—natural stone on pool decks and coping stones brings timeless elegance. Certain stones (antique travertine, black basalt) are also used for the interior walls of pools. Anti-slip treatment is required for traffic areas.
Stainless steel is used for infinity pools and sleek, contemporary designs. Corrosion-resistant and rot-proof, it offers a highly architectural look. Stainless steel pools are often prefabricated in a workshop and delivered to the site. Maintenance is minimal.
Used for visible side walls (front-facing pools, pools on stilts, or semi-inground pools with a view into the pool from the basement). Creates a spectacular effect—the pool becomes an architectural element in its own right. Technique and cost: specialist required.
Marbritel, Quartz, or tinted PVC coating—less expensive alternatives to tiles—allow for a uniform finish in shades of midnight blue, anthracite gray, seafoam green, or white. Lifespan: 10 to 15 years before renovation.

The prices shown include the construction of the pool, basic equipment (filtration, treatment, LED lighting, automatic cover) and finishing work. They exclude exceptional earthworks, decking and coping, the technical room and any shelters.
In addition to these budgets, there are ancillary costs : earthworks and soil removal (€5,000 to €30,000), technical room (€8,000 to €20,000), natural stone beaches and coping (€15,000 to €50,000), shelter or pool house (€20,000 to €150,000), landscaping around the pool (€10,000 to €80,000).

- Electricity — filtration pump, heating, lighting: €800 to €3,000/year depending on surface area, target temperature and insulation

Regulation
Legal obligations and regulations
The construction of a swimming pool is subject to regulatory obligations that must be respected before starting work.
Prior declaration of works
Mandatory for swimming pools with a surface area of less than 100 m² and that are not covered. Processing time: 1 month. It must be submitted to the town hall before work begins.
Building permit
Mandatory for swimming pools larger than 100 m², those with a shelter higher than 1.80 m, or located in certain protected areas (conservation area, historical monument perimeter, heritage protection zone). Processing time: 2 to 3 months.
Mandatory safety devices
The law of January 3, 2003 requires that all in-ground swimming pools for private use be equipped with at least one of the four standardized safety devices:
- Perimeter protection barrier (NF P 90-306 standard) — the most widespread and most effective
- Safety cover (NF P 90-308 standard)
- Submerged or perimeter alarm (NF P 90-307 standard)
- Swimming pool enclosure (NF P 90-309 standard)
These devices are mandatory, and their absence can lead to civil and criminal liability for the owner in the event of an accident. In luxury properties offered for seasonal rental, their presence and compliance must be verified and documented.
Property tax
An in-ground swimming pool is considered a permanent structure—it increases the cadastral rental value of the property and therefore the property tax. A declaration to the land registry office is mandatory within 90 days of the completion of the work.
