What exactly is a private mansion?
Originally, a private mansion was an urban residence designed for a single owner, organized between a courtyard facing the street and a garden on the opposite side, with a main building connecting the two. This organization — "between courtyard and garden" — is the architectural signature that distinguishes it from an apartment building, even a luxurious one.
The commercial success of the term has led to its use to designate Haussmannian bourgeois buildings, ground-floor apartments or even simple townhouses with a porch — without any of these properties having the actual structure of a private mansion.
A true private mansion can be recognized by four cumulative elements: a courtyard facing the street, a main building occupying an entire plot, a garden or a rear courtyard, and a carriage entrance historically allowing the passage of a coach.
Which objectively makes it a private mansion
An open space between the street gate and the main facade, designed for the arrival of visitors — not to be confused with a simple facade setback or a service yard.
A building occupying the entirety of a plot, without vertical adjoining other dwellings — as opposed to an apartment, even one located in a beautiful old building.
A private outdoor space on the opposite side of the street, even if modest in size — the "between courtyard and garden" organization is the founding structure of the genre.
A portal wide and high enough to historically allow the passage of a horse-drawn carriage — a simple pedestrian porch does not have the same architectural value or the same original function.

Some properties adopt the vocabulary of a private mansion without having the structure. Identifying them avoids paying a premium for a mere designation.
A multi-unit building, even a luxurious and old one, remains a multi-apartment building — it has neither a single main building nor its own courtyard.
Having direct access to a garden does not make an apartment a private mansion — the entire building must belong to a single entity.
A narrow decorative gate is not a carriage entrance — check the actual dimensions and historical function of the street opening.
When an old mansion has been divided into several lots sold separately, only the acquired lot counts — it is no longer the mansion in its original unity.
A completely redone facade without respect for the original proportions and materials dilutes the heritage value, even if the general plan of the building remains.
