A beachfront villa in Saint-Tropez represents the ultimate in luxury real estate on the French Riviera. These properties—rare by definition, as land available on the waterfront in the Gulf of Saint-Tropez is virtually nonexistent—offer direct access to the Mediterranean from the property itself. Private beach, yacht dock, turquoise water reaching 28°C in summer—a lifestyle inaccessible to most.
The market for these properties is extremely confidential. The best ones rarely change hands publicly — they are exchanged between private networks, at prices that generally start above 5 to 6 million euros for the most modest configurations, and can exceed 30 to 50 million euros for large properties with pontoons and wooded parkland.
A villa with "feet in the water" in the strictest sense has direct access to the sea from the property —without a road, public path, or other property between the house and the water. This definition excludes simple "sea views" or proximity to the beach, so there are very few such villas in the Gulf of Saint-Tropez.
