Description

A wine estate located in a small village of approximately 145 inhabitants, nestled 15 km south of Bergerac and its international airport. The neighboring town, a 2-minute drive away, offers all the necessary amenities for daily life.
Situated in the hills of southern Dordogne, this vineyard is about 110 km from Bordeaux and 120 km from Toulouse, as well as 40 km from Périgueux, the departmental capital, and 60 km from Agen, the prune capital. Bergerac Airport, with flights to Brussels, London City,
Stansted, Porto, Rotterdam, and many other destinations, is less than 20 km away.
The property comprises 17 hectares, including 14.53 hectares of vines, of which 13.1 hectares are in full production. The vineyards are harmoniously divided between 2 hectares and 45 ares of white grape varieties (Sauvignon Gris, Sauvignon Blanc, Sémillon) and 10 hectares and 56 ares of red grape varieties (Cabernet Sauvignon, Cabernet Franc,
Merlot, Mérille). This estate guaranteed an average annual production of 90,000 bottles of Bergerac AOC wine. Produced on exceptional terroir, since 2015, the entire production has been delivered to the Sigoules cooperative winery, thus ensuring a stable income. The Château's wines have regularly received awards and medals at prestigious competitions such as those in Mâcon and Paris.
The vineyard includes several buildings necessary for its operation, including a house with a charming dovecote. The residential area, separate from the agricultural activity, includes a delightful 18th-century stone farmhouse. This residence offers a welcoming living room with a fireplace and wood-burning insert, a fully equipped kitchen, two comfortable bedrooms, an office, a bathroom, and a separate toilet, for a total living area of 106 m². A 20 m² two-story tower is also attached to the house, adding a distinctive touch to the property.
The property's prime location offers an ideal setting, combining the beauty of the vineyards with the tranquility of the countryside. A rare opportunity for lovers of wine and exceptional properties. All maintenance of the property, vineyard, and buildings is carried out by two employees.
The vineyard, spread across several plots surrounding the winery buildings, comprises 13 hectares in production. The overall condition is good; all plantings carried out since 2000 have been done at a spacing of 2.50 meters, or 4,000 vines per hectare, in accordance with the specifications of the Bergerac appellation. Annual production is 800 hectoliters for 2023, primarily Bergerac Rouge. The estate has held HVE (High Environmental Value) certification since 2021 thanks to sustainable farming practices and minimal use of treatments.
Regarding the residence, the charming 18th-century white stone farmhouse will require investment to meet current comfort standards. The building and roofs are in excellent condition, but the single-glazed windows and interior layout will need updating. The dovecote adjoining the house, with a surface area of 20 m², can be used to accommodate guests or as additional accommodation.
The outbuildings, totaling 820 m², comprise a winemaking cellar, a storage/labeling cellar, two storage/sales cellars, a barrel cellar, a dedicated equipment room, and a barn adjacent to the house. The sale includes the equipment necessary for the maintenance and cultivation of the vineyard, as well as
the winemaking equipment (press, tanks, pump; list available).
Year-round work is carried out exclusively by seasonal staff.
