Description

Ref.4169: Elegant 11th century Priory for sale in Suisse Normande.

This elegant priory was built in Calvados at the forefront of the famous Norman Switzerland, at the gates of the capital of the duchy of William the Conqueror.
Away from civilization, in a privileged environment mixing the agricultural plain and wooded areas, at the end of a dead end road, 8 centuries of history are available to lovers sensitive to the charm of an estate of remarkable authenticity.
An almost monastic silence recalls the philosophy of the place and enriches the extraordinary atmosphere of serenity and well-being which cannot escape the most assertive demands.
The property benefits from an ideal geographical location, bordering on the West with the urban world providing it with all the services and shops worthy of a town of 10,000 souls and bordering on the East the very famous Suisse Normande, land of excellence in nature sports (canoeing, paragliding, climbing, water skiing, motorboating, hang gliding, bungee jumping, hiking, golf, equestrian centers, hunting, fishing, taverns, etc.).
The offer is rich and high quality and benefits from the protection of a protective Natura 2000 label, concerned with safeguarding the biotope and the environment.
The proximity of axes and means of communication facilitate travel. With its simple and functional habitability, this property suggests the dream of family and professional projects, both as a primary and secondary residence, or even as a simple vacation.

The priory is in the form of a relatively square enclosure, enclosed by four main buildings arranged around a main courtyard and completed by protective stone walls.
In the background are the church and the ruins of an imposing tithe barn. The only entrance is to the south via two superb pointed arched doors dating from the 4th century, one reserved for carts, the other for pedestrians.
The main accommodation is adjacent to a double square building now used for events.
The main house has an almost visible stone facade of three levels, topped with a tiled roof. The whole is of great classicism, presenting perfect symmetry of the openings.
The entrance remains modest with a simple pointed door positioned in the center of the house. With a living area of around 180 m² excluding the attic, the accommodation is distributed as follows: Ground floor: small entrance facing a simple straight staircase.
On the right, dining room with stone fireplace equipped with a wood stove (tiles/lime coated walls). Kitchen and scullery to follow (tiles). WC (tiles). On the left, living room with large stone fireplace equipped with a wood stove (carpet/exposed stone and plaster/painted joists).
Room to follow for current storage use. Floor: landing and crossing corridor serving 3 parqueted bedrooms, one of which adjoins a bathroom.
Access to the attic, which can largely be converted.
The whole is in good general structural condition, leaving some finishing touches in progress. The ceiling heights are around 2.42 m to 2.48 m on the ground floor and 2.66 m upstairs.

Dependencies:

1. THE ANNEX: it is located behind the house, made up of two adjoining stone buildings, one of which has two levels.
The main part is a large reception room of 120 m², cathedral-shaped, which can accommodate nearly 100 guests. An annex room allows you to isolate around fifteen people more peacefully. Disabled WC. Equipped professional kitchen.
Safety standards in compliance with legislation. Rear access to the caterer. The upper floor has a large dormitory equipped with around ten beds, quality water/showers and toilets.
The dormitory is a bright space, decorated with beautiful period tiles and benefits from a framework of rare and atypical beauty. An overhanging room would be reserved “for newlyweds”… who, however, cannot be guaranteed perfect privacy! A terrace is accessible from the dormitory, probably the former priest's room, attached to the church, but today open to the sky... with the only decoration being a beautiful monumental fireplace.
2. THE CHURCH OF SAINT-PIERRE: the first stone dates from 1072, its probable completion in the 14th century.
Listed as a historic monument in 1929, it was neglected for a long time and doomed to oblivion until the end of the 20th century when the buildings of France reserved a conservatory-style renovation for it. The capitals of the columns, the vaults, the windows are elegantly crafted. The capitals are decorated with beaded interlacing, fluting or gadroons, flowers, foliage and other varied ornaments. The arched windows are decorated on the outside with a beaded torus which completely frames them. The church is today saved and largely restored;
the floor could be proud of slabs, which by luck or judicious research the owner of the place makes available. 3. THE DIME BARN: slightly set back from the church remain the ruins of this immense building which will now be difficult to save.
4. THE OUTBUILDING: located on the interior courtyard side, this large building was undoubtedly intended to house the farm animals.
It is made up of 2 distinct parts, in a good state of conservation and recently covered in new condition. Attic throughout. The floor space is around 100 m². 5. AWNING: located in the immediate vicinity of the main entrance, it now serves as a perfect carport. Its less noble Eternit cover stands out; it is the subject of a future estimate.

The property is located on a plateau giving it a clear and distant view.
A beautiful wooded area breaks the monotony to the West. The east is reserved for horse parks equipped with wooden ropes and a large car park.
Intramural, the South brings light and warmth...
A few trees and fruit trees decorate the surroundings;
rose bushes and Virginia creeper color the building. An old vegetable garden awaits restoration of its surrounding walls and the “green thumb” who will bring it back to life. The whole constitutes a land entity of around 4ha, including a little more than 1 ha intramural.
The owner is open to negotiating around fifteen additional adjoining hectares.
NB: a wind project should be built approximately 1.5 km south of the property. This situation should not affect the current view for the benefit of the presence of the building adjoining the porch.
