Description

Ref. 4109: Charming family castle from the 16th and 19th centuries on 3 ha for sale.

In the heart of the Loire Valley, the castle is near Chinon and less than 10 km from a town offering all shops and services. An ideal location to enjoy with the family both the property but also the advantages of this beautiful region, well known in France.

Fief attested in 1045. A 1523 confession made by Loys Aymar de Sazilly to the lord of Ile-Bouchard mentions a fortified castle whose construction could date back to the 12th century.
No trace of the fortifications remains, except in the cellars; the moats were filled in shortly before the Revolution. The current dwelling dates partly from the 15th century; it is flanked to the east by a polygonal staircase tower whose door was remodeled in the 16th century. To the northwest a pavilion, which is an old square tower partly leveled, has a brick watchtower added later. To the south, a wing was added in the 19th century as an extension of the house. A chapel in good condition is attested in the 18th century, but nothing remains of it today. To the east, the lower courtyard of the castle itself constituted a fiefdom, attested in 1502, but probably existing before, the fiefdom of the Court. The current dwelling is built of coated rubble and has two square floors. It is flanked on the northwest corner by a pavilion bearing a brick watchtower supported by three projecting consoles and covered with a conical slate roof. To the east, the polygonal stair tower, half-finished in coated rubble, houses a stone spiral staircase. A second staircase leads to the basement which contains a succession of cellars and masonry vaulted passages. On its north face, the house has an uncovered gable. The slate roof ends to the south with a hipped roof. The adjoining south pavilion has a single square floor. It is covered in slate and also ends with a rump. To the southwest of the park, a circular dovecote made of coated rubble has approximately 2000 cut stone blocks separated by a floor halfway up, covered with a flat tile roof. A troglodyte shelter containing a fireplace with a bread oven was dug near the castle.

Situated close to Chinon, this beautifully presented period chateau enjoys a commanding position overlooking the village and the river valley beyond.
It has been lovingly restored with great attention to detail and today offers luxury accommodation for family and guests. Its 3 ha land includes swimming pool, courtyard, garden, paddocks with stables for horses. 330 m² of living space in the castle including:
On the ground floor: a large, fully equipped modern kitchen with breakfast area, a billiard room with freestone walls and fireplace, a double-facing living room with oak parquet flooring herringbone pattern and a ceiling height of 3.5 m, an office and a bathroom with toilet.
Three staircases lead to the first floor and the basement. Original stone spiral staircase from rear entrance to upper floors. On the first floor: divided into two distinct parts, the first floor is accessible by a metal staircase from the corridor and includes a large double bedroom with adjoining bathroom (bath, shower, toilet, etc.).
A separate shower room with toilet is accessible via the stone staircase on a half landing. Guest bedroom and library/reading room. Master suite, double exposure with freestone walls and fireplace, private bathroom, dressing room (spiral staircase leading to the office below) and access to the private roof terrace with views of the property, the village and the valley of the river beyond. On the second floor: Gymnasium.
Laundry room and large attic room (87m²) ready for restoration and fitting out with superb beams. In the basement: Wine cellar, storage cellar and boiler room with exterior and interior access.

In the courtyard, there is a guest house of approximately 70m²: kitchen, bathroom with toilet, living room with staircase upstairs offering a large double bedroom and a private bathroom with toilet.
Private enclosed garden with individual access via a gate. Close to the guest house are the former stables, now used as a storeroom, workshop, wood store and garage, with an attic above, and offering the possibility of additional guest accommodation if necessary.
The impressive original dovecote sits opposite the castle, with an internal diameter of 5.8m and a wall height of 5.6m.
It is possible to develop it further if necessary. The indoor swimming pool measures 16m x 4m with a depth of 1.1m to 1.7m.
The wooden stable block includes two enclosed stables and a tack room.

The estate of just over 3 hectares includes a fenced courtyard, gardens, an orchard, a henhouse and a vegetable garden. There is a large 1.5 hectare enclosed paddock for horses with a second fenced entrance and a separate area with their stables.
