Ref.4046: Late 18th century castle with panoramic sea views in Côtes-d'Armor.
The property is located on the coast of Penthièvre, in Côtes-d'Armor in Brittany.
In this “land-sea” setting, the castle benefits from a breathtaking view: – to the west the panorama opens onto the Pointe des Guettes and the Pointe du Roselier (the entrance to the bay and nature reserve of Saint- Brieuc);
– to the east the vision is taken towards the islet of Verdelet, facing Pléneuf-Val-André.

Between the two: the immensity of the ocean.

The town to which this unique place is attached is renowned for the quality of its heritage;
it is part of the network of Cities of Art in Brittany. The horse and the craft activity are two markers of the identity of the places. The Sentier des Douaniers (GR34) passes nearby and invites you to take wonderful walks to enjoy this preserved coast (Côte du Goëlo, Côte de Penthièvre, Côte d'Émeraude).
The towns of Saint-Brieuc, Pléneuf-Val-André, Erquy and other pearls of this authentic coastline are an integral part of the castle's environment. The first beach is 1.5 km away, the first shops and services are also less than 2 km away. The TGV station allows you to reach the property from Paris in 2 hours.

The castle dates from the end of the 18th century;
its construction, on the site of an old manor, was stopped under the effect of the French Revolution. The castle is built of granite; it is in 4 bays. One of its specificities lies in the successful combination of an imperial roof and a pavilion roof.

The castle offers large volumes (up to 3.8 meters under ceiling) over approximately 320m², distributed as follows:

Garden level: a cellar, a laundry room (old kitchen with its fireplace and large bread oven), a boiler room, a shed.

Raised ground floor: a large entrance opening onto the monumental single-flight staircase with balusters, a living room of almost 40 m² with parquet flooring, a kitchen/dining room (the fireplace is functional), separate toilets.

1st floor: a landing with large library gives access to a second living room, a first bedroom with bathroom, with balcony to enjoy the sea view, then a second small bedroom.

Second floor: the attic offers an additional level (to be redeveloped depending on the projects).
Note: the sea view is more striking than ever! A service staircase, to the north, provides access from the garden level to the second floor. A bathroom with WC is located mid-floor.

Two outbuildings usefully complete the castle:

– a caretaker’s house (footprint of almost 70 m²): completely renovated, it offers an independent living space. On the ground floor: open kitchen, living-dining room, bathroom and WC. Two bedrooms upstairs joined by a landing will allow you to accommodate passing family and friends. Exposed stones and beams, fireplace and wood stove contribute directly to the enveloping charm of this house.

– Former stables (footprint of more than 140 m²): today segmented into different spaces (sheds, storage space, garage, small accommodation, etc.), the building can see its destination changed to be transformed into gîtes.

The property is located on land of approximately 2.1 hectares.
Part of the land is wooded (oaks, poplars, chestnut trees, etc.).
