This property is located in the heart of the Pécharmant appellation vineyards. A true gem, this estate comprises a vineyard with modern winemaking facilities, a family home with several outbuildings, and a separate dwelling situated amidst the vineyards, ideal for a wine tourism gîte. Acquiring such a vineyard in the Pécharmant appellation is a rare opportunity, but this one is particularly special as it has belonged to the same family for four generations. It produces generous wines, reflecting the owners who have nurtured and developed the vineyard over the years. The Buildings: The family home offers approximately 200 m² of living space on one level. It is constructed of rendered stone, with a new tiled roof and partially double-glazed windows. Inside, you will find a veranda, a kitchen, a living/dining room, four bedrooms, a bathroom, and various storage rooms. Central heating ensures the comfort of the residents. This property will require some improvements to bring it up to current comfort standards. The Gîte, a single-story dwelling of approximately 82 m², comprises a living room, kitchen, two bedrooms, a bathroom, storage rooms, and an attached 80 m² garage. Its location amidst the vineyards is ideal for a rental business, although some improvements are needed. The professional facilities are located perpendicular to the family home in a rectangular building housing the management office, a break/meeting room, and a tasting room. A second building, divided into three sections, is dedicated to winemaking. The first section is split into two parts: the workshop and the control room for managing the heating and cooling of the vats. The second building houses the winery, which is insulated and air-conditioned, with temperature-controlled stainless steel tanks. The entire facility is fully functional and modern. The final section is a storage area and a space for labeling and packaging orders. A final building, also located in the courtyard of the property, houses the aging cellar with beautiful barrels; this building is also insulated and air-conditioned. The Vineyard. A family property for over 100 years, the vineyard has been meticulously maintained and brought up to modern standards, with the restructuring of almost all the plots. It comprises over 4,000 vines per hectare and is now in full production. The vineyard and land represent approximately 25 hectares in one block: 12.3 hectares of Pécharmant, consisting of Merlot, Cabernet Franc, and Cabernet Sauvignon, and 5.5 hectares of Rosette appellation, composed of Sauvignon Blanc, Sauvignon Gris, Sémillon, and Muscadelle. The remaining land is AOC-designated and available for new plantings. Situated on south and southwest-facing slopes, the generous sun caresses the grapes during the summer, a fact reflected in the estate's wines. Another characteristic is the siliceous gravelly terroir, ideal for the red wines, with a low percentage of clay on the surface. This clay creates a water retention environment that is favorable to the production of exceptional wines (ferruginous clay, known as Tran, is a distinctive feature of the terroir). (Pécharmant terroir). For the Rosette wines, a very limited appellation (currently around fifteen properties), the terroir is sandy-stony, ideal for producing aromatic white wines. As for grape varieties, for the reds we find Merlot, Cabernet Sauvignon, and Cabernet Franc; these three grape varieties are blended in the Pécharment cuvées. For the whites, four grape varieties are used, forming a complex blend that gives all the intensity and aromas so highly praised by the customers of this estate: Sémillon, Sauvignon Blanc, Muscadelle, and Sauvignon Gris
